This role can be hybrid from either our Toronto or Vancouver office.


Manulife Investment Management is seeking an Transaction Analyst to support its Canadian Transaction Team. The Transaction Analyst will provide analytical support for the underwriting and evaluation of office, multi-family, retail, industrial and land acquisitions and dispositions in Canada. Investments are made on behalf of the General Account and third-party vehicles.


The Transaction Analyst should have strong analytic and quantitative abilities, as well as polished written and verbal communication skills. The senior analyst should exhibit a strong desire to grow and learn the real estate investment business and an ability to work both independently and as a member of a team. The Transaction Analyst will receive a wide range of experience.


Responsibilities


  • Perform in-depth economic and demographic research and analysis for identified new investments and target real estate markets to guide investment decisions.
  • Work with senior staff members in the verification and coordination of due diligence activities involving financial, property tax analysis, rent surveys, lease audits and arranging of third-party reports.
  • Modeling, analyzing and evaluating of investment, development and disposition opportunities
  • Build relationships with internal groups to support the underwriting of real estate investment opportunities.
  • Build network, and collaborate with real estate professionals within the investment community to acquire current knowledge of each investment, including information related to investment trends and markets.
  • Draft investment summaries, recommendations and presentations for senior management
  • Assisting with special projects as required.
  • Support debt financing process.
  • Develop, in conjunction with the Asset Management Team, an operating and capital budget.

What We Are Looking For


  • 1-3 years of real estate transactional experience
  • Work in a team context, under pressure of tight deadlines, and ability to manage time efficiently and to adapt to changing priorities
  • Collaboration with colleagues across the team
  • Knowledge and experience in real estate underwriting, valuation and modeling, including discounted cash flow analysis
  • Base understanding of capital markets influence on the commercial real estate market
  • Knowledge of the six major Canadian real estate markets
  • High energy individual with strong interpersonal, written and oral presentation skills
  • Undergraduate degree required
  • Strong skills in Argus Enterprise, Excel, Word, PowerPoint
  • Organizational and project management skills with a rigorous attention to detail.
  • Professional designations (ex. CFA or AACI), or the pursuit thereof, considered an asset

Salary & Benefits


The annual base salary for this role is listed below.


Primary Location


Toronto, Ontario


Salary range is expected to be between


$72,000.00 CAD - $106,000.00 CAD
