Senior Development Manager Jobs

Reporting to the Executive Vice President of Land Development, the Senior Development Manager is responsible for all aspects of project management for the successful execution of various land development projects in the Calgary region.

What will you do?

• Managing HOA setup and operations prior to pass-off to the residents.
• Maintaining awareness of market trends.
• Other duties as required.
• Product Design input.
• Negotiation of agreements.
• Responsible for managing consultants pertaining to submissions and approvals for major planning, zoning, subdivisions, engineering drawings, and servicing/municipal development agreements.
• Responsible for managing consultants pertaining to legal plan registrations and associated legal documents.
• Responsible for managing consultants pertaining to contract bids, construction contracts, construction management, and final acceptance from the municipality.
• Administration and document management.
• Working with local community leaders and residents.
• Assisting with due diligence for land purchase opportunities.
• Preparation and updating project proformas, budgets and schedules.
• Contract negotiations and analysis of current pricing trends.
• Approval of progress claims / invoicing and coding costs to budget categories.
• Managing LOC’s, bonds, and over-expenditures.
• Overall construction/servicing coordination from inception to CCC/FAC.

• Proven ability to manage time and deliver on promises.
• Strong analytical and problem-solving skills.
• Completion of degree in Planning/Engineering or related field and 5 years’ experience; or
• Strong relationship building skills with both internal and external stakeholders.
• Excellent verbal and written communication skills.
• Advanced skills with Excel.
• A keen eye for detail.
• Familiar with Land Development specific Proformas and budgeting.
• Desire for continuing education and personal development.
• Completion of Construction Engineering Technologist diploma and 10 years’ experience in land development.
• Safe and reliable vehicle.
• Class 5 Alberta driver’s license, with insurance coverage for occasional business use.
• Demonstrates strong supervisory and leadership skills.
• Thrives in a fast-paced and, at times, stressful environment.
