About Our Client

Our client is a longstanding private real estate development company with an impressive track record of success in the Greater Toronto Area with over 4 decades of experience. Headquartered in Toronto (North York), our client has successfully created an extensive portfolio of condominiums and master-planned communities. Additionally, they specialize in constructing and overseeing low-rise residential developments, high-rise residential properties, as well as commercial and industrial buildings, and retail centers.


Director of Marketing

On behalf of our client, we are seeking a Director of Marketing to support the Sales and Marketing function. The successful candidate will be a highly organized and on-the-ball problem solver and desire to join a growing team. In addition, they will be able to work in a dynamic and close-knit environment.


The successful candidate will be expected to adopt a proactive and entrepreneurial mindset, driving the success of all marketing and sales activities. We seek an ideal candidate with exceptional communication, negotiation, organizational, and interpersonal skills. This expertise will be leveraged to enhance systems, optimize value, and establish efficient processes within the organization.


This is an excellent opportunity for career growth and progression. The base salary range is $130,000 – $170,000 plus bonus, based on industry experience and exposure level. Responsibilities

  • Create and manage budgets and timelines for marketing and sales activities, ensuring efficient allocation of resources.
  • Assist in the management of Tarion/HCRA registration in alignment with project and sales launch timelines.
  • Support the planning and coordination of all launch-related events, engaging both the brokerage community and the general public.
  • Collaborate on product development efforts, including floorplans and amenity spaces, incorporating market feedback and competitive analysis.
  • Ensure consistent and effective communication of the brand and messaging across diverse audiences, both internally and externally.
  • Act as the primary liaison with external agencies, responsible for creating and refining media plans, content, and collateral across all projects.
  • Ensure marketing and branding strategies for upcoming projects that align with the corporate brand and messaging, fostering a strong resonance.
  • Supervise the creation of sales and marketing collateral and presentations, ensuring their successful utilization in executing the sales strategy.
  • Implement and continually evaluate marketing strategies to support ongoing projects, identifying areas for improvement and optimization.
  • Take full ownership of marketing and sales activities across all projects, overseeing the entire process through launch and post-sales support.
  • Monitor and analyze emerging trends in the housing market, particularly in critical markets, to gain insights into product preferences and pricing strategies.
  • Develop and implement comprehensive marketing and sales strategies for the entire portfolio of new development projects, encompassing product development, design, marketing campaigns, public relations, events, and pricing.


Qualifications

  • Strong proficiency in MS Office Suite (Word, Excel, PowerPoint) and experience with InDesign or Illustrator.
  • Manage multiple projects simultaneously while meeting multiple deadlines with exceptional organizational and time management skills; meticulous attention to detail and commitment to flawless execution.
  • Degree in marketing, public relations, or a related field, or equivalent practical experience.
  • Proficient in online media marketing principles and techniques.
  • Possesses an enthusiastic and positive attitude, demonstrating a strong work ethic and professional maturity.
  • Valid Driver's License is a requirement, ideally with and access to a vehicle.
  • Minimum of 7 years of experience, with ideally 3+ in Marketing in the real estate development industry.
  • Proactive approach with the ability to anticipate job requirements, take ownership of tasks and ensure consistent follow-through.
  • Familiarity with land and real estate development, home building, construction, and/or real estate marketing and sales.
  • Creative mindset with excellent written and verbal communication skills to effectively convey ideas.
  • Comfortable working with data, metrics, and analytics, with a demonstrated ability to derive actionable insights from data analysis.
