Rize HR is seeking a full-time Residence Manager on behalf of one of our Real Estate Investment Clients. The Residence Manager will be responsible for the day-to-day operations of the property while maintaining and enhancing the quality of life of residents. The ideal candidate will have a background in residential property management, excellent customer service skills, and a passion for excellence.
This is a fulltime permanent role which would require the residence manager to live on-site in a beautiful new development in Vancouver, BC. Compensation would comprise of an annual salary as well as a one-bedroom apartment as a taxable benefit.
Duties and Responsibilities
As a successful candidate, you will be involved in successfully leasing and promoting our properties as well as ensuring tenant’s needs are met and the building standards are maintained. To excel in this role, you will be a friendly and outgoing individual who has excellent communication and networking skills. Time management and balancing a hectic workload as well as collaborating with others as a team will critical to your success.
You will work closely with our property management and marketing teams to achieve leasing goals and objectives, communicate the value of our properties to potential tenants and track customer feedback.
Overall Property Management:
- To report all acts of vandalism and/or damage immediately to the Senior Property Managers and to local police where appropriate.
- Monitoring customer feedback and escalating complaints as needed.
- The Property & Leasing Manager is to complete all Residential Tenancy Act Notices as required.
- Responsible for responding to and attending to all maintenance within the suites, building and property.
- Oversee and manage deficiencies within the new building
- To deliver any notices as required by the stipulations in the Residential Tenancy Act or Management’s instructions.
- To inspect all the property including the hallway, stairwells, and the underground garage daily and before shift end to ensure that all entrances are secure and that there are no-uninvited guests.
- Support properties in our portfolio as needed from an operational and revenue maximization standpoint
- Contracting professionals for repairs as needed
- Resolving complaints, problems, and requests from building tenants
- Respond to emergencies within and outside of working hours. Time off in lieu will be given.
- Scheduling contractors and employees for building needs.
- Providing training for building employees as needed
- Keep the relationship between himself and the residents as strictly a business relationship at all times and shall maintain a cordial and polite manner at all times.
- Condition Inspection Reports of suites must be completed before and after occupancy of each resident.
- The Property & Leasing Manager must complete and submit appropriate copies that are used by Management for all new residents and residents vacating.
- To ensure that all processed notices are followed through on. i.e. 10 Day Notices.
- Creation and distribution of tenant memos
- Overseeing security, fire prevention, and other safety systems
- The Property & Leasing Manager must complete all condition reports for all residents when the resident is moving in and vacating out of a suite.
- Supervision and site management of the building, including common areas, to ensure the security and safety of all Residents and employees
- Maintaining a safe environment with proper lighting, signage, and disability access
- Maintaining tenants records
- Assisting with emergency response and evacuations
- Processing, posting and depositing rental payments.
- Scheduling regular building maintenance and janitorial services
- Dispute resolution cases when necessary, which requires a strong working knowledge of the Residential Tenancy Act.
Leasing:
- Prepare and execute leases in accordance with our property standards and regulations
- Collect application fees, security deposits
- Negotiate leasing terms and conditions and close deals
- Develop new strategies and operational plans for targeting new segments and blocks of leasing Meet with prospective tenants and take them on tours including show suites
- Confirm rental application data and personal references.
- Conduct credit checks and other background tasks to qualify potential tenants
- Present properties and provided amenities in a positive light to prospective tenants
- Provide information on all aspects of properties (expansion, zoning, crime etc)
