As a member of an integrated team of investment, development, and asset managers, and under the direction of the company’s Principals and senior management, the successful candidate will have hands-on knowledge of cash flow and return projections, advanced capabilities using Excel, real estate deal experience, and strong analytical abilities. Ideal candidate is a persistent self-starter with excellent relationship skills to facilitate collaboration and growth with various internal and external stakeholders. Prior experience in private equity, corporate real estate, asset management, property management, development, lending and/or leasing is a prerequisite condition for the role.

Responsibilities:
Reporting to the Principals you will have key responsibilities for the following:
·Analysis of real estate investment, development, and sale transactions through calculation of project cash flows and return projections, lease reviews, and comparable market sales.
·Production of financial data and market analysis to be included in plans for existing and target acquisition assets.
·Preparation of asset performance, information, and activity reports on a regular basis for use by senior management.
·Research on projects as directed with particular focus on specific investment market transactions.
·Analysis of project and property management activity to support asset management.
·Assistance in the creation of equity memorandum and credit facility requests.
·Participation in the due diligence process summarizing and following up on physical, environmental, financial, legal, tax, insurance, and other reports.
·Collaboration with Principals in general active management of KOLT’s investments.
Knowledge:
·Demonstrated knowledge in the financial analysis of real estate investments including financial modeling techniques, DCF Valuation, IRR and ROE analysis.
·Knowledgeable of leasing and general property management business activities.
·Working understanding of financial statements, accounting activities.
·Familiarity with market metrics, activities, and dynamics, notably for industrial, office, retail property types.
Skills:
·Strong work ethic and trustworthy professionalism.
·Ability to effectively function in a team environment requiring discretion, collaboration and confidentiality.
·Excellent analytical and problem-solving skills.
·Proficient with Microsoft Office (Excel, Word & PowerPoint); experience with other real estate applications (i.e., CoStar, Loopnet) is an asset.
·Advanced oral and written communication skills for business writing.
·Proven time management skills.
·Attention to detail, works to ensure reliable information, takes accountability to deliver quality.
Experience:
·Candidate to possess a post-secondary education in finance, economics, business or related commercial real estate profession.
·Ideal candidate has a minimum 2 years of direct experience commercial real estate with working exposure, in part or whole, to acquisitions, dispositions, leasing, lending, asset management, and property management.
Compensation:
·The annual base salary range for this analyst role is $65,000 – 75,000.
·The role is eligible for bonus compensation.
