Project Director - Real Estate - Residential Development (16753)

Location : Toronto, Ontario, Canada

Overview: Our client, a international developer company, currently seeking an experienced Project Director to oversee and deliver construction and renovation projects for luxury hotels, residential properties, commercial offices, and retail facilities. Acting on behalf of the Owner, you will manage all project stages, ensuring timely completion within budget and meeting owner requirements. This role primarily covers projects in Canada and the United States, with occasional travel.

Responsibilities:

• Monitor consultant and contractor performance, manage changes and variations.
• Support sustainability and smart building objectives.
• Assist in identifying potential land acquisitions and local partners.
• Utilize project management tools for documentation and audits.
• Engage and negotiate with suppliers, consultants, and contractors.
• Plan, organize, and implement design, tender, and construction projects.
• Generate reports on project controls and KPIs.
• Manage project schedule and critical paths.
• Mentor junior team members and provide guidance.
• Organize meetings and inspections to resolve issues.
• Develop project roadmaps, schedules, and programs.
• Conduct research and report on project requirements, regulations, market trends, and stakeholders.
• Define project scope and criteria, present options to senior management for approval.
• Communicate project updates to management and stakeholders.
• Support project budgeting, risk assessment, and allowance calculations.

Requirements:

• Proficient in Microsoft Excel, Word, Outlook, and PowerPoint.
• Minimum 15 years of project management experience in major construction projects.
• Skilled in project scheduling and critical path analysis.
• Registered Professional with recognized industry body.
• Proficiency in English, and fluency in written / spoken Chinese (Cantonese) preferred.
• Bachelor's/Master's degree in Project Management, Architecture, Engineering, or equivalent.
• Strong technical knowledge in architecture and construction.
• Strong experience in luxury hotels, residential, and commercial projects.
