Job Description

Project: Residential construction condo in GTA with opportunities for multiple projects.


Must have: Education & Knowledge:

  • PMP / Gold Seal is considered a strong asset
  • Possess exceptional written, communication and problem-solving skills.
  • Construction professional with a B. Sc. Degree in Engineering and/or Architecture.
  • Construction management certificate is considered an asset.
  • Advanced knowledge of construction industry disciplines, safety regulations, scheduling,
  • Cost management, quality management.
  • Must be self-motivated, organized, detail oriented, computer literate (Microsoft Office);


Experience:

  • 5-10 + years of experience working in the multi-unit residential market sector
  • With up to 10 professionals.
  • Proven track record of successfully managing and supervising multiple project teams


Software proficiency:

  • Procore
  • Bluebeam
  • Microsoft Project
  • AutoCAD
  • MS office suite (Outlook, Word, Excel, PowerPoint)


Tasks & Responsibilities:

  • Conduct regular owner and consultants meetings, biweekly
  • Administer contracts, purchase orders
  • Define and structure project’s work breakdown structure (WBS).
  • Actions.
  • Prepare detailed budgets through extensive quantity take-off and seeking budget prices from major industry subcontractors.
  • Review & prepare various construction logs on on-going basis
  • Conduct regular site visits and monitor progress weekly
  • Provide monthly cost forecast, schedule and cash flows analysis to ensure project’s cost effectiveness.
  • Negotiate, monitor and approve consultant & construction change orders and claims.
  • Ensure occupancy is achieved, registration and turnover.
  • Manage site instructions and coordinate shop drawings
  • Identify and manage critical paths, perform total float and risk analysis.
  • Perform the overall planning and scheduling of the project activities to ensure that the project is delivered in a timely and cost-effective manner.

  • Prepare proposals and participate in business development presentations for potential

  • Produce consolidated progress reports and analysis with bar charts, S-curves,
  • Fashion.
  • Establish & maintain excellent relationships with clients, consultants, contractors and site personnel etc.
  • Produce a thorough analysis of every budget item for each division, with respect to the
  • Review & approve project technical documentation, i.e. drawings, specifications, &
  • Conduct regular site meetings with contractors as required
  • Manage multiple tenders and bid submissions.
  • Ensure site office is well maintained and all appropriate documentation is filed
  • Work with accounting staff to ensure project accounting / invoicing is done in a timely
  • Tender trade quotations and make recommendations accordingly.
