Financial Analyst, Real Estate

We have a new opportunity for a Financial Analyst coming from real estate who is eager to continue develop their career with a growing and prestigious real estate developer in mid-town Toronto. The Financial Analyst will analyze and prepare monthly financial information and assist in the analysis and preparation of quarterly financial forecasting and budgeting, including consolidation procedures for our corporate group of companies.

Compensation: $90,000-$100,000 + 10% Bonus + 4 weeks vacation + Holiday Office Closure + Summer Friday Hours + Health Benefits + Education/CPA support + Daily paid catered lunch + Quarterly corporate events

Your New Role

As the Financial Analyst you will have the following responsibilities:

• Assist in the preparation of preliminary development, property management and asset management budgets at the asset class level;
• Liaise with external auditors and co-ordinate and manage audit requests;
• Liaise with accounting teams at the asset class level in order to obtain and analyze subsidiary financial information and to resolve accounting issues when required;
• Assist in the preparation of fair market value continuity reports;
• Assist in the implementation of changes to company-wide financial accounting policies;
• Assist with the development of financial models and prepare forecasting and budgeting of future financial performance;
• Prepare consolidated financial reports for shareholder review;
• Review and assess financial statements and provide budget variance analysis for legal entities as prescribed;
• Assist in the development and implementation of process and procedure improvement projects;
• Recommend and test changes to financial reports ensuring they remain current and meaningful;
• Collaborate with various departments including construction, property management, design, legal and investments to gather information on new corporate initiatives and incorporate changes into forecasting
• Assist in the setup and maintenance of corporate entities accounting records and banking requirements
• Prepare monthly analysis on financial performance of our corporate entity and its subsidiaries to ensure accuracy, reasonability and completeness as well as providing analysis and reporting on quarter-end and year-end requirements, ensuring compliance with IFRS where applicable, corporate accounting policies and debt covenants;

What You’ll Need to Succeed

As the Financial Analyst you will have the following qualifications:

• Working knowledge of IFRS an asset;
• Strong analytical skills and attention to detail with knowledge of financial forecasting;
• Experience in external audit an asset;
• Experience working in the real estate industry and fully literate with real estate accounting policies and procedures;
• Knowledge of Sage / Jonas / Yardi Voyager an asset;
• Analytical, research and report writing skills.
• Exposure to accounting for foreign exchange & hedging an asset;
• Fully computer literate, with extensive excel skills;
• University degree in Business combined with CPA, CA or equivalent accreditation;
• 2-5 years accounting experience with 1-2 years relevant experience in the preparation of financial statements;
• Ability to work well under pressure and within tight deadlines.
