Commercial Property Manager Jobs

Salary: $80,000 - $90,000 per year
Benefits: Company car and gas card with a $250 monthly limit
The Craftsman Group, a group of market-leading companies in a variety of industries, is seeking a Commercial Property Manager to join our team. As the Commercial Property Manager, you will be responsible for managing the company's real estate portfolio and overseeing various aspects of property management. The ideal candidate should have strong organizational, communication, and management skills, and possess a keen attention to detail.
Responsibilities:

• Research potential properties for expansion by reviewing zoning regulations, providing interior layout and design input, and forming construction/renovation plans.
• Assess all properties and create upgrade/efficiency plans, facilitate sub-trades and collect quotes, facilitate repairs, and manage sub-trade relationships for facility upgrades.
• Assess and review vendor agreements for facility services.
• Conduct lease negotiations by researching market rates, communicating with tenants, drafting lease amendments, and drafting new leases.
• Manage vacancies by creating renovation plans, listing available units, and reviewing all applications.
• Communicate any issues that fall under the Landlords purview, lease negotiations, research market rent rates, provide notice for lease extensions, draft lease amendments, and review any notices sent from Landlords.
• Manage the maintenance team by evaluating repair and upgrade requests from managers, assigning tasks and working plan, receiving and responding to Fresh Service tickets, and delegating tasks to repair team or sub-trades.
• Manage and expand recycling program working with Health, Safety and Environment Manager.
• Conduct semi-annual real estate inspections at every Craftsman Location, documenting the condition of building exterior, landscaping, egress/ingress points, roof, lot and compound, interior spaces, front office, customer areas, staff areas, body shop, paint shop, detail bay, bathrooms, work safe conditions, hazards, and fire safety equipment conditions.
• Manage invoicing by collecting, reviewing, and processing all sub-trade and vendor invoices for shops, signing off and submitting invoices to shops for payments, and following up with vendors to correct any mistakes or missed payments.

Requirements

• Excellent problem-solving skills.
• Proficiency in E-Compliance and Fresh Service software.
• Strong organizational, communication, and management skills.
• Keen attention to detail.
• Ability to work independently and manage multiple tasks.
• Bachelor's degree in business administration or related field.
• Knowledge of local and national regulations pertaining to property management.
• 5+ years of experience in property management or related field.
