Job description
A seasoned Property Manager is required for a growing property development company that has been in business for over 30 years. We have a diverse portfolio comprised of commercial, residential, industrial and retail properties.
The ideal candidate will be a reliable customer focused individual, with prior property management experience. He/she will be assigned a mixed portfolio of several properties, which will require extensive travel time for site visits and meetings. In addition to managing the day-to-day operations of each property, the property manager will negotiate lease contracts, enforce rental agreements, oversee maintenance, manage all administrative functions, and attend to complaints and emergency calls. Responsibilities:
- Advertise and market vacant spaces to attract tenants
- Attend to all tenant requirements and assign maintenance work as necessary
- Perform regular site visits, monitoring all on-going maintenance/construction projects performed by external contractors
- Support and work with Building Managers to Comply with property safety standards
- Liaise with realtors and vet offers prior to reaching upper management
- Collect receivable accounts and handle operating expenses
- Maintain positive, productive relationships with tenants
- Negotiate lease/contracts with contractors, curating quotes and managing costs effectively
- Work cooperatively with vendors and contractors, with tenant coordination, to expedite the completion of work/maintenance
- Attend weekly meetings with management to proactively discuss any foreseeable issues as well as financial performance and status of all properties
Qualifications:
- Knowledge of operations and building systems
- Minimum of 3-5 years’ experience managing a diverse portfolio
- Keen eye for detail and be able to work in a very procedural and structured way
- Thorough understanding of creating and maintaining budgets
- Strong negotiation skills
- Ability to travel and work an unpredictable schedule
- Team player and willing to roll-up your sleeves to get the job done
- Must have drivers license and reliable vehicle
- Ability to manage multiple stakeholders and personalities in a professional, calm manner
- Stress-management, time-management, and problem-solving skills
