As a member of this team, you will be responsible for


  • Ensuring management team is informed of current building operations by compiling and submitting monthly reports
  • Assist with budget preparations, including vendor proposals, analysis of expenses and compilation of materials for management
  • Reviewing assigned work orders and estimating time and materials needed to complete repairs
  • Maintaining inventory of adequate supplies and tools and ordering necessary materials to complete all tasks
  • Complying with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habits
  • Developing and maintaining effective building-specific maintenance procedures
  • Assigning and monitoring maintenance activities and projects amongst site engineering staff
  • Working to improve energy efficiency utilizing building software and providing ideas for energy savings while maintaining customer satisfaction
  • Coordinating maintenance efforts with outside contractors and technicians
  • Performing other related duties as assigned
  • Performing preventive maintenance duties including changing filters, lubricating motors, replacing lamps, ballasts, and fixtures, inspecting, and adjusting belts, replacing motor bearings, aligning shafts, and other inspections and maintenance recommended by equipment manufacturers
  • Completing all required Oxford Properties Safety Training as scheduled annually
  • Complying with Oxford Properties Uniform Dress Code while working on the property and while visiting the property
  • Immediately responding to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns
  • Recommending improvements to the preventive maintenance program on an ongoing basis
  • Assisting with/conducting the daily operations and maintenance of all building related systems including the mechanical, electrical, and plumbing systems and general maintenance requirements for the buildings


To succeed in this role, you have


  • Basic computer skills in Outlook, Excel & Word, and knowledge of CMMS software
  • Job may necessitate passing a government clearance for specific agency that is necessary component of job functions
  • Further appropriate license/permit for trade is a plus, i.e. Journeyman or Master Electrician License, City Licenses, Operators License, Power Engineering Certification, etc.
  • Associate degree (AA) or equivalent from two-year college or technical school and a minimum of seven years related experience and/or trade school training. Or equivalent combination of education and experience.
  • Knowledgeable in energy management systems, techniques, and operations
  • A valid “Universal” level certification for CFC and HFC based refrigerants (EPA Section 608); to service, repair, or dispose of equipment that could release ozone depleting refrigerants to the atmosphere or any similar combination of education and experience – Remove
  • Experience in operation, maintenance and basic repair of HVAC, heaters, pumps, refrigerant systems, compressors, water systems, etc.
  • Strong communication skills (both oral and written); organization skills, technical proficiency; problem solving and decision-making skills; and interpersonal skills


Working Environment & Physical Demands


  • This job operates in a professional office environment. This role routinely uses standard office equipment and technology such as computers, phones, and photocopiers
  • May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments)
  • Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices
  • May require shift work and/or on call duties
  • Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine


This is a 12 month contract position with the opportunity to become permanent.
