Development Analyst
Based in Toronto, ON and reporting to Manager, Development Analysis, the Development Analyst (East) will form an important role within a focused team that will drive the development program in one of QuadReal’s most important regions globally. The individual will be primarily responsible for the maintenance of complex development financial models, conducting market research, and supporting various development management activities including design, planning, entitlements, and construction across the portfolio’s various urban mixed-use, residential, office, and industrial projects.
As a Development Analyst, You Will:
- Coordination with project design consultants and contractors, including planning, architectural, engineering, legal, general contractors etc.;
- Conduct market research supporting feasibility analyses, market positioning, and tracking comparable development activity across product types;
- Create and maintain detailed financial proforma models for development projects, including multi-family residential (rental and condominium), industrial, retail and office property types
- Prepare investment memorandums supporting the development process;
- Complete analysis on JV projects to ensure alignment to QuadReal risk-return objectives;
- Coordination with asset and investment teams on underwriting new investments in the development pipeline;
- Updating pipeline cash flows for portfolio management.
- Investigate and analyze municipal planning and zoning policy to support development conceptualization, master planning, and design development;
Your Background:
- Analytical/Computer Skills – excellent analytical and problem-solving skills; proficiency in Excel, PowerPoint, Word, Argus
- Certifications & Licensing in Real Estate, Architecture, Engineering are an asset, but not required.
- University degree with an emphasis on finance, real estate, planning, design, law, or engineering.
- Minimum 1-3 years of relevant real estate industry experience, with a strong preference for exposure to development and investment teams.
- Experience in roles requiring strong financial underwriting skills (Excel, Argus), along with knowledge of urban planning, design, and development principles, and strong communication skills.
