Senior Analyst – Real Estate Development Underwriting & Asset Management

Minimum one to three years professional work experience within the Real Estate Industry

Assist with evaluating new real estate opportunities including completing scenario and sensitivity analysis.

Create detailed cash flow projections of new development opportunities as well as reforecast cash flow projections for projects under development.

Monitor financial performance and project timelines and advise of variances and their impact to approved as well as anchor business plans.

Minimum of 5-10 years of project management experience in a corporate real estate, industrial real estate or corporate design environment

Experience implementing and working with CAFM or space management software an asset

Contributes to improve the best practices or the project management community within the enterprise to help maintain project management professionalism

Working knowledge of budget preparation and proven ability to manage projects within budgetary constraints

Support project teams, project manages and cross functional team to ensure projects are coordinated and aligned with organizational objectives

Works closely with Project Managers and Workplace Solutions team to ensure adherence to budget and schedule, mitigating any potential risks

Preparation of financial statements, including management reporting.

Manage the full cycle accounts payable and accounts receivable process.

Manage the annual budget and mid-year reforecast process.

CPA (Canada) with at least 2 years of experience in accounting with progressive, increasing scope and responsibility.

Perform general bookkeeping duties, including posting journal entries, reconciling accounts, preparing trial balances, etc.

Preparation on month end packages for all entities.

Legal Assistant with Corporate and Real Estate experience.

Preparing and proofreading legal documents,

Financing security documents, reports and correspondence relating to lot and home sales, mortgage and lot registrations, discharges and conveyance documents.

Managing corporate records, resolutions and returns for Alberta corporations.

Acting as a resource to the team in all administrative functions.

Minimum of 2 years experience working in accounting and finance in the property management/real estate industry.

REIT or property management experience

Manage intercompany investor ownership, consolidated financials, investor distributions and Net Asset Value management

Cash flow management: Prepare cash flow projections on a timely basis. Work with the owner on raising capital.

Take the initiative to propose improvements to the accounting process or management of the flow of information to the accounting team.

College or University degree required in business or financial management.

At least two years of full time work experience in a Finance, Accounting, or Banking role

Provide weekly loan compliance updates to the Real Estate Finance team

Build out loan specific compliance certificates as well as sub-certificate questionnaires to support Oxford’s ongoing lender reporting requirements

Exposure to reviewing and synthesizing contracts; experience interpreting loan agreements is considered an asset

Clear, personable, and effective communication skills (both written and verbal)

Strong documentation and organization skills and a high level of attention to detail

Prepare internal and external partner reporting for real estate projects and manage full cycle accounting

Prepare and process construction draws, cash calls , distributions and cash flow reconciliations and manage working capital

Atleast 2-3 years strong accounting experience in a public company or audit firm

Perform monthly calculations, reconciliations and recording of revenues and commissions for real estate projects

Support auditors for external audit

Perform month end closing and prepare accounting working papers

Review monthly financial information provided by investment partners and property management companies

Ownership of the funds’ financial, compliance and operation requirements

Responsible for monthly treasury requirements, including but not limited to capital call requirements

Strong knowledge of ASPE and complex transactions in the Real Estate sector

Strong knowledge of Microsoft Word and Excel

Excellent interpersonal and communication skills
