The Position
Jawl Properties is seeking to hire an experienced individual within the space planning and project coordination field to join our team in Victoria, BC. The primary functions of the Space Planner & Project Coordinator role include:
·Assisting our leasing team and prospective tenants during the front end or pre-lease planning process with preliminary space planning, drawings and information for project budget development. Tasks often include conducting tenant tours, developing space requirements and preparing test fit layouts to test the feasibility of potential spaces. From the point of an approved lease, tasks include coordinating project handover to our in-house construction team and the consultant design team.
·Developing plans for vacant or available spaces to support internal marketing brochures.
·Other duties, responsibilities and tasks will be required based on organizational need. This may include but will not be limited to:
osupporting marketing efforts
ocoordinating exterior and interior building and tenant signage
odeveloping tender packages for signage, modular wall products and commercial furniture specifications
odesigning smaller custom projects and performing in-house space planning and interior design services for Jawl Properties’ own needs
oparticipating in internal building reviews and inspections to identify opportunities for aesthetic enhancement
osupporting customer relations functions with new and existing tenants
operforming site measurements
oassisting with the management of building record drawings
odeveloping project schedules and reviewing construction drawings at various stages of project development
·The position will involve close communication and collaboration with our leasing, construction and senior executive teams, key third party relationships, consultants and the commercial building community.
·This position requires an adaptable individual able to manage shifting priorities and varied tasks with time sensitive deadlines. It will also require an effective communicator and problem-solver who enjoys working independently as well as collaborating with others in our fast-paced organization.
Education, Skills & Experience
·Post-secondary interior design degree with priority given to a registered interior designer.
·Minimum of 6 years work experience with a focus on commercial office planning.
·Knowledge of the current BC Building Code as it relates to planning commercial office buildings and multi-tenant demising options.
·Experience in the development of office space requirements.
·Experience in understanding and following BOMA Standards, measurement methods and analysis studies.
·Experience in developing multi-tenant planning scenarios and test-fit options as well as sample layouts for marketing purposes.
·Experience reading and coordinating construction drawings.
·Experience in site measuring and updating as-built drawings.
·Knowledge of commercial office furniture specifications and of key supplier options.
·Strong commitment to delivering outstanding customer service outcomes.
·Excellent written and oral communications skills.
·Demonstrated ability to facilitate team meetings with customers, consultants, trades and others associated with a complex project in both a professional and positive manner.
·Demonstrated ability to work positively and collaboratively when leading or participating in a team environment.
·Ability to demonstrate initiative, to work independently and to work well under pressure.
·Proficiency in CAD drawing (VectorWorks 2021 and above) and in converting DWG files.
·Proficiency with Microsoft Office applications including Word, Excel, Outlook, and a working knowledge of MS Project.
Nice to Have skills:
·Experience in specifying interior finishes and sourcing product samples.
·Experience in retail planning.
·LEED AP accreditation and knowledge of WELL building design standards.
·Experience in developing and reviewing millwork drawings.
·Experience in marketing, photography, graphic design, and website development.
