Job Description
Tricycle Lane Ranches Ltd (TLR) has a tremendous opportunity for a full-time permanent Property Manager to be based from our new corporate offices near the airport in Calgary, Alberta. TLR is the 25-year-old Property Management and Land Acquisition business for its sister company BURNCO Rock Products Ltd (BURNCO), a 110+ year-old construction materials business.
Initially reporting directly to our President, the Property Manager will oversee the daily operations of the company’s portfolio of primarily industrial properties located in Alberta, British Columbia and Saskatchewan.
The ideal candidate must be a self-motivated, proactive, energetic and detail-oriented problem solver able to thrive in a dynamic environment with other like-minded team members. As a consummate professional, you will possess at least 3 to 5 years’ experience with industrial property management, commercial leasing, construction, and budgeting. In addition you will be familiar with the principles and benefits of IREM, BOMA, IFMA and particularly the WELL organization's program for properties. Possessing either a civil engineering degree or technologist diploma would be a strong asset for this role.

What You Will Be Doing
  • Update, maintain and develop as required procedures for management independently or as a team, perform and execute any other job-related duties identified by the team
  • Oversee analysis of data and information and make recommendations to enhance our portfolio
  • Enforce facility policies as detailed in our leases
  • Ability to coordinate and assist Project Managers with tendering working drawing packages for primarily industrial sites for new work and/or major maintenance programs (i.e., new roof assemblies, HVAC upgrades, additions to structures, etc.)
  • Maintain schedule of tenant requirements such as insurance and property taxes, maintenance programs, etc.
  • Maintain an up to date and comprehensive property control report
  • Oversee the regular maintenance and repair of base building HVAC, plumbing, electrical and other systems, tendering and award of services and manage regular scheduling including oversight of awarded trade suppliers with local management
  • Coordinate with the security team implementations of new security and safety protocols that are rolled out across our portfolio of properties
  • Plan and manage budgets for forecasting operating costs for individual properties for both short term and long term needs
  • Work as a team to ensure projects are completed successfully according to local building codes, on schedule, on time, safely and within budget
  • Record and distribute individual property operating costs to properties and tenants and reporting such results to Management
  • Comprehensibly read and scale full drawing packages including architectural, structural, mechanical, electrical, and geotechnical drawings in order to make recommendations enhancing value and ensure the safety and appropriateness of our portfolio and additions thereto
  • Administer contracts for the provision of supplies and services
Requirements
What We Would Like From You
Education, Certifications And Experiences
  • Bachelors Degree (Civil Engineering Degree or Technologist Diploma would be strong assets)
  • Able to review and comprehend full scale drawing packages including architectural, structural, mechanical, electrical, and geotechnical drawings in order to make recommendations enhancing value and ensure the safety and appropriateness of our portfolio and additions thereto
  • Ability to multi-task on multiple properties (more than 70) concurrently with enhanced organizational skills
  • Highly effective oral and written communication skills
  • Experience and proficiency using the MS Office suite with intermediate to advanced skills on SharePoint, Excel, MS Projects and Google Earth
  • Possessing safety certificates (CSTS, LSE, First Aid, etc.) would be assets due to the industrial nature of our sites
  • Experience with assembly of bid documents and tenders for the estimating process
  • Ability to understand, comply with, enforce, and recommend Company policies and procedures to ensure the facilities/properties are operating in accordance with design, budget and schedules
  • Have a strong understanding of commercial/industrial construction requirements to work smoothly with Project Manager(s) and Operations Manager(s)
  • Must be willing to do some travel across Western Canada (2 – 4 days per month)
  • Continuous education mindset and knowledge gathering to ensure up to date with the latest ongoing industry programs relevant to our business
  • Have a strong understanding of local safety requirements (OH&S) and able to consult with HSSE personnel
  • Affiliation with WELL (CPM, RPA, FMA, CFM) (BOMI International designation) and related designations are required
  • Sustained sense of urgency and an appetite for a fast-paced teamwork environment is mandatory
