POSITION OVERVIEW (Purpose):


Graywood Developments is a Toronto-based private investment management company that specializes in the development of real estate properties of exceptional quality in Canada. Due to continued growth, there is a need for a Manager, Development who will become an integral part of Graywood’s Development team charged with assisting in projects within its growing inventory of current and future development opportunities. This is an opportunity to work in a professional, fast-paced, and well-managed organization which has experienced strong growth and business success.


The Development Manager will assist with ongoing and upcoming multi-residential developments taking on various responsibilities from assisting with due diligence for future acquisitions through to overall project completion. Working as part of a larger Development Team, the Manager, Development will manage the approval of ongoing and upcoming developments to ensure projects are managed successfully, efficiently, and profitably.


The Development Manager is expected to use their strong organizational skills to manage projects, including responsibility for project budget, schedule and proforma. The role will involve the procurement of and liaison with various consultants, trades, and other stakeholders throughout the entire development process from initial project feasibility, approvals, sales and marketing and construction through to project completion.


EXPERIENCE/ABILITIES:


An understanding of strategic long-term development goals with an ability to create, analyze and adapt strategy by coordinating an internal team, consultant team, and others to ensure the viability of projects throughout the various phases of development. Professional relationships are critical in this role and include effective, ongoing communication with senior management; all departments involved in development projects; consultants; architects, engineers, municipal staff, and joint venture partners. The successful candidate must be able to provide and take accountability for advice and recommendations resulting from own analyses, budgeting and where appropriate financial odelling to peers and senior management.


Ability to effectively communicate orally and through regular written reporting to various internal departments regarding the status of the projects to facilitate ongoing cooperation, foster a team environment, and enhance decision making and strategic responses throughout the company.


Proven track record of leading land use planning process of significant multi-residential/mixed-use development projects of considerable size, complexity and/or budget.


Responsibilities


  • Assist in the management of the development process for multi-residential developments within Graywood’s portfolio;
  • Assist in the management of projects, including project budget, schedule and proforma;
  • Coordinate project team (including internal team and others) to ensure the viability of the project throughout the various phases of development;
  • Working with the finance and accounting team, to ensure accuracy of proforma figures being reported to investors;
  • Responsible for conducting and coordinating research as it relates to new development opportunities and changing market conditions. Providing financial analysis on various options related to massing scenarios, parking variables, and other development approval criteria
  • Ensure the financial success of the projects in terms of development, project management, marketing and sales, construction management, and customer service;
  • Preparing due diligence material, including planning analysis and market analysis;


Requirements


QUALIFICATIONS:


Education:


  • Post-secondary diploma or degree in a related field, or equivalent experience. Planning, Architecture or Engineering degree and working toward associated professional designation (e.g. MCIP, P. Eng, OAA) an asset


Experience:


  • Experience in development of retail and other real estate asset classes is also beneficial
  • Minimum of 2-4 years progressive and varied experience in real estate development related to new developments, specifically mid- and high-rise residential in Toronto or other urban setting.
  • Track record of major projects delivered on-time and on-budget


Key Competencies:


  • Excellent written and verbal communication skills
  • Good analytical and problem-solving skills with the ability to synthesize information and formulate plans.
  • Detail oriented knowledge of regulatory processes (official plans, zoning by-laws), site planning & design, sales & marketing process, and condominium market conditions.
  • Exposure to condominium marketing, closing, and dealing with Tarion are all valuable
  • Knowledge of financial modelling, creating overall project budgets and schedules for multi-residential/mixed use projects. An understanding of impacts on the proforma budget of any changes that may take place during the project.
  • Effective negotiation skills.
  • Strong organizational and prioritization skills with ability to organize time and resources to meet deadlines
