High-Rise Residential - Senior Project Manager - Toronto

About Our Client

• Reputable self-performing Developer with Construction arm, with attractive high-rise residential construction projects in Toronto.

• Manage the RFI & submittals process
• Develop specific project plans, and estimate the resources and personnel required to achieve project goals.
• Review and approve consultant and trade contractor change orders
• Coordinate access and security with property manager upon occupancy
• Create and maintain the construction schedule and budget
• Obtain & manage building permits
• Prepare and submit budget proposals and make changes where/when required
• Manage and complete the Tarion Bulletin 19 process to completion
• Oversee the construction safety process to assure conformance regulations
• Assess need for additional staff and/or consultants; liaise with department managers for the acquisition of required personnel from within and/or outside the organization
• The Senior Project Manager will work in collaboration with senior management, define project scope, goals, and deliverables that support short & long-term business objectives
• Take overall responsibility of project delivery from start of working drawings, through construction and occupancy to the completion of all Tarion warranty issues
• Liaise with customer care and provide direction as required
• Oversee site reviews by consultants
• Manage the preparation of documents for registration and final closing
• Plan, schedule, and track project timelines and milestones using appropriate tools.
• Identify & rectify deficincies
• Manage quality control consultants, frequently reviewing work and scheduling performance reviews
• Review and approve construction invoices

The Successful Applicant

• 10+ years of project management experience in high-rise residential construction.
• As a Senior Project Manager, the successful candidate must have multiple new build full cycle high-rise projects of Canadian experience.
• Successful candidates will be self-performers who are strong in Permits, Preparation, Procurement, Contracts, Tenders, Shop Drawings, Specifications, Construction, Close-Out, and Occupancy.
• Experience working with a self-performing Developer.

What's on Offer
Offer will be dependant on the successful candidate's level of experience.

• Base Salary of $180,000 - $220,000
