The Opportunity
We are seeking a highly skilled and motivated individual for a Senior Asset Manager to help facilitate the exponential growth of our portfolio. This role is ideal for an individual who thrives in an entrepreneurial environment and embraces decision making responsibility. As a Senior Asset Manager, you will be responsible for strategically managing a diverse portfolio of commercial properties, driving financial performance and implementing strategic initiatives to achieve our investment objectives. Our approach to asset management differs from the industry norm and Development Management or Project Management experience, with a primary focus on commercial properties, will also be considered as directly relevant for this role.
Responsibilities
- Formulate and approve annual budgets that align with the asset strategy plan.
- Continually investigate and implement best practices centered on innovation and sustainability.
- Managing the leasing profile of each building, including selecting an external listing broker, overseeing the marketing process, and the direct negotiation of all new leases or renewals.
- Reviewing and approve capital projects as presented by the property manager. Requires ability to assess the projects validity and explore alternative solutions.
- Oversee the public realm and communications strategy for each property.
- Set asset strategy plans for each individual property over a 3-year cycle, detailing the opportunities and risks to achieving Key Performance Indicators (KPIs) and identifying strategic initiatives to increase value overtime.
- Perform sensitivity analysis on leasing activity or capital projects to determine impact to KPIs.
- Guide Property Managers and Building Operators to ensure operations are in alignment with asset strategy plan, and standards around maintenance and tenant relationships are being upheld.
- Manage Insurance information, Appraisal valuations, and Property Tax assessments.
- Become familiar with zoning and use bylaws to assess best tenant fit for each property and future development potential.
Qualifications
- Active participation in industry groups.
- Strong verbal and written communication skills.
- 5+ years progressive work experience in roles with relevant skill requirements (ideally in asset management/development, or property management).
- Ability to work in cross-functional internal teams and manage multiple assignments.
- Knowledgeable about property management, accounting, and tenant service applications.
- Strong analytical skills with genuine curiosity to find the “why”.
- Holds oneself to the highest level of integrity, accountability, and performance standards.
- Service-orientation and willingness to understanding our tenant’s unique business needs.
