This role is hybrid from our downtown Vancouver office.


Manulife Investment Management manages approximately 10.5 million square feet of real estate assets in Western Canada on behalf of both Manulife’s general account and third-party funds and accounts. Our West region includes a mix of office, retail, industrial and multifamily properties, ranging from core to value-add assets.


Manulife Investment Management is seeking an Asset Management Associate, Western Canada, to play a key role within the Asset Management team. The team is responsible for creating and completing the business plans in the company’s Western Canada portfolio ($3B AUM). The Associate is responsible for financial modeling and analysis and will work closely with the Asset Manager in overseeing leasing, property management and capital projects. The position reports directly to the Director of Asset Management.


Responsibilities


  • Coordinate appraisal review and commentary by regional Asset Managers and conduct variance analysis to external appraisals
  • Provide financial analysis and support for asset-level decision-making and transactions
  • Conduct and/or support analysis for evaluation of leasing opportunities, capital projects, and tenant credit. Develop and present findings for Senior Management and Portfolio Managers as required
  • Assist with acquisitions and dispositions when applicable
  • Play an integral role in identifying market trends and extracting insights for the regional portfolio, contributing to market commentary produced by regional Asset Managers. Present and review with Senior Management and Portfolio Managers as required
  • Support Asset Manager with coordination, production, and presentation of annual business plans to Senior Management and Portfolio Managers.
  • Support Asset Manager in oversite of leasing, property management and capital projects.
  • Conduct quantitative and qualitative analyses and reporting across the region’s portfolio, delivering forward-thinking analysis to support decision-making and strategy
  • Assist with training & mentoring analysts
  • Support asset-level business plans and valuation models.
  • Handle collaboration with leasing brokers, review LOIs, leasing documents, and outside broker listing agreements
  • Review and selectively audit asset-level financial reporting submitted from Property Managers, including capital commitment forecasts, expense recovery calculations, and funding projections. Oversee timeliness of Yardi financial and accounting information submitted from Property Managers
  • Assist on an ad-hoc basis for ongoing capital projects across the region
  • Build and maintain quarterly Argus models and support hold vs. sell analyses conducted by regional Asset Managers. Undertake model audits, quality assurance reviews, and support standard processes compliance
  • Assist in creating and maintaining strategic asset plans for each property in the assigned portfolio, including implementation of asset management led initiatives

What We Are Looking For


  • Minimum of 4-6 years of relevant experience preferably from one of the top capital markets brokerage firms or other institutional real estate organizations
  • Limited travel
  • Focused and self-motivated great teammate who balances independent thinking with the execution capabilities and strengths of the rest of the organization.
  • Excellent written and oral communication skills. Effective customer service and interpersonal skills. Strong organizational, time management and priority setting skills.
  • Undergraduate degree in Finance, Accounting or Economics from top academic institution
  • Demonstrated leadership skills and a strong sense of ownership
  • Ability to develop investment strategies and provide recommendations for changes or enhancements to improve investment objectives. Ability to integrate top-down and bottom-up perspectives into investment recommendations
  • Capable of managing competing priorities and maintaining strong attention to detail under strict deadlines
  • Superior analytical and critical thinking skills (both quantitative and qualitative).
  • Able to successfully work in a team-oriented environment and partner with different functional groups
  • In-depth knowledge of real estate investment, asset management, accounting and administration concepts
  • MBA or Master’s Degree with concentration in Commercial Real Estate is preferred
  • Strong work ethic, a high level of integrity, and the desire to take initiative
  • Advanced proficiency with Microsoft Excel (financial modeling, creation of templates) and Argus Enterprise. Experience with Yardi a plus

The annual base salary for this role is listed below.

Salary range is expected to be between


$82,000.00 CAD - $122,000.00 CAD
