This position will be working within the Private Infrastructure team of CBRE Investment. The Private Infrastructure team creates long-term value for its clients by accessing, acquiring and managing high-quality investments and building comprehensive infrastructure portfolios. The firm currently provides its services through an open-ended pooled vehicle and customised separately managed accounts. The dedicated team of over 60 professionals, manages over US$7.6 billion on behalf of institutional investors globally.
The Role
CBRE Investment Management Private Infrastructure (“CBRE IMPI”) is looking for an Associate to join its team in Toronto. The Associate, Asset Management will support the implementation of strategic asset management initiatives across the private infrastructure portfolio, with a primary focus on direct equity investments, supporting the ongoing refinement of the asset management program. The Associate, Asset Management may also have responsibilities with regards to co-investments and fund investments.
The successful candidate will drive the implementation of the sustainability strategy across the private infrastructure portfolio, working closely with the Private Infrastructure Sustainability Lead at the enhancement of existing portfolio and investment-level frameworks and practices, maintaining the overall approach current to regulatory developments and aligned with best practices and will report to the Head of Asset Management.
Responsibilities
· Actively participate in oversight activities, performance management and standardization of procedures across the private infrastructure portfolio
· Lead the implementation of asset management initiatives across the portfolio and within specific investments, including but not limited to asset management reporting, valuation and monitoring frameworks
· Work with portfolio company management and directors, investment partners and internal teams throughout the life of the investment from identification of improvement opportunities, establishing KPIs, and drafting of the value creation plan through execution of key priorities and exit planning, as well as to support the ongoing monitoring of portfolio companies
· Support sustainability integration in investment and asset management activities, including but not limited to:
- Engagement with portfolio companies to monitor performance and support refinement of policies, practices and reporting
- Attending and contributing to ESG workshops at both portfolio and asset level
- Coordination of and contribution to annual sustainability reporting processes including Annual Climate Report, GRESB and PRI
- Development and refinement of sustainability tools and frameworks across the private infrastructure portfolio
· Create and lead a recurring cadence of asset performance and reporting, including progress against value creation priorities
· Support the creation of asset management tools, templates and strategy across a growing portfolio of private infrastructure assets
· Support the identification and the implementation of best-in-class practices that could be applied across portfolio companies to maximize value or reduce risk
· Liaise with external consultants in delivering specialized initiatives
· Interface with client services and business development functions to support appropriate reporting to actual and prospective investors
· Apply strategic and operational judgment to inspire partners/management to ensure strong results in initiatives undertaken
Qualifications
· 3+ years of combined investment banking, asset management, consulting and/or operations experience, with significant exposure to asset and capital-intensive industries, experience in ESG/Sustainability, preferably in finance or real assets sector but not essential
· Completion of undergraduate degree or above in engineering, finance, economics, management, sustainable development, climate change or related and a strong academic record
· Exposure to value creation in a direct investment context possibly through M&A and integration activity or in a private equity environment
· Experienced with the GRESB platform and sustainability frameworks, regulations and third-party guidelines (GRI, TCFD, SASB, UN SDG, PRI, BREEAM, LEED etc.)
· Problem solving skills, with the ability to summarise and simply convey complex content, identify, measure and manage key risks and cope with incomplete information
· Excellent organizational skills, ability to prioritize, to monitor and to deliver
· Proven ability to think strategically, identify opportunities and link initiatives to a business’s broader strategy
· Excellent analytical skills and the ability to perform in-depth financial analysis to assess relative risk-adjusted opportunities across the portfolio and within individual portfolio companies
· Talent for quickly building relationships, inspiring change, and driving high performance with a demonstrated ability to work across cultures
· Superior project management and change management skills to execute effectively on opportunities and manage multiple projects concurrently
· Exceptional written and oral communication skills, intellectual agility and ability to work on corporate-wide projects and with varied teams
· Well-developed qualitative and quantitative analytical skills; demonstrated strong financial, valuation, and due diligence capabilities
· Able to recognize patterns across a wide range of data sets, draw insights and drive results form those insights
· Completion of, or enrolment in, a professional designation (e.g., CFA, CPA) and/or fluency in multiple languages are each considered an asset
· Willingness to complete significant travel to interact with investment partners and portfolio company management teams
