Senior Analyst, Development Investments

Starlight Investments, in conjunction with WP Osborne Executive Search, is looking to fill a Senior Analyst, Development Investments role for their Canadian Investment Team.

Senior Analyst, Development Investments

Reporting to the Vice President, Development Investments, the Senior Analyst is responsible for the analysis, due diligence, and underwriting of development opportunities across Starlight’s Canadian multi-family and mixed-use commercial portfolio. The priority will be focused on infill development projects associated with existing Canadian multi-family portfolio assets, redevelopment opportunities, and greenfield development projects.

Duties and responsibilities:

• Prepare investment summaries detailing development opportunities within Starlight’s portfolio as well as external investments, analyzing the financial returns of developing a property to its highest and best use
• Prepare any other relevant analysis, reporting or presentations necessary for Starlight’s ongoing strategic priorities
• Create defensible business cases for potential development opportunities by analyzing initial high-level concepts through to detailed development, construction, and overall execution plans for review and approval by the Vice President, Development Investments
• Collaborate with the development and construction teams, manage quarterly development budgets and cash flow projections to update estimated returns
• Assist with construction financing applications by preparing lender packages, reviewing third-party valuations, construction budgets, and due diligence materials, refining financial projections, and obtaining investor/partner approvals
• Manage due diligence for select development projects, working collaboratively with internal partners and third-party consultants
• Prepare internal approval documents for construction loan draws
• Maintain a detailed and thorough understanding of events and dynamics occurring within target markets and other potential markets of interest
• Accountable for the development underwriting process including due diligence, financial modeling and preparation/review of investment memos for investment committee and investor approvals
• Maintain internal development pipeline summary to ensure timely access to portfolio information

Qualifications

The successful candidate will possess:

• Highly developed organizational skills and an ability to manage competing deadlines by prioritizing work streams
• Ability to develop and sustain cooperative and professional working relationship with various stakeholders
• Strong interpersonal, negotiation and communication skills
• Drive to uncover potential problems and provide creative solutions to support decision making
• Strong understanding of the real estate development process throughout a project’s lifecycle from acquisition to stabilization
• Undergraduate degree in commerce and/or business with a focus on corporate finance
• Highly proficient financial modeling (Excel) and presentation creation (PowerPoint) skills with a strong focus on attention to detail
• 3+ years of relevant professional experience in a real estate development or asset management capacity, with a focus on investing in development projects
