:
As a Real Estate Development Analyst, you will play a crucial role in the initial and subsequent stages of our development projects. Your responsibility will be to evaluate and analyze potential land acquisitions, assessing their suitability for development. It is crucial to stay updated on changing municipal regulations, building codes, and requirements. Additionally, you will conduct comprehensive market research, perform financial analysis, and ensure thorough due diligence to support our decision-making process. Working closely with the development and investment teams, you will identify investment opportunities, evaluate risks, and provide well-informed recommendations based on your analysis.Furthermore, you will be assisting with project scheduling and coordination from initial acquisition to design and permitting. Upon completing pre-construction work, this role will include substantial exposure to the development budgeting, financing, and investor reporting processes. The ideal candidate will possess a wide range of qualitative and quantitative analysis skills, exceptional written and verbal communication abilities, and a strong desire and proven ability to quickly learn. This role will involve close collaboration with the Chief Investment Officer.
Responsibilities:
oConduct comprehensive market research and analysis to identify potential land acquisition opportunities.
oPerform financial feasibility analysis for residential, commercial, and mixed-use projects. Involves performing cash flow projections, pro-forma models, sensitivity analysis, investor/partnership reports, and other ad-hoc analyses as may be required.
oEvaluate potential development sites, considering factors such as zoning regulations, environmental impact, and market demand.
oConduct due diligence on prospective land acquisitions, including title searches, surveys, and environmental assessments.
oConduct research to stay informed of emerging municipal and regional policies and official community plans.
oExamine and summarize relevant comparables, market information, hard and soft costs, and other relevant inputs for accurate financial forecasting and reporting.
oCollaborate with internal teams and external consultants, including architects, engineers, and legal counsel, to assess the viability of proposed projects.
oPrepare detailed reports and presentations summarizing your analyses and recommendations for senior management and stakeholders.
oStay up to date with market trends, industry regulations, and economic factors that may impact real estate development opportunities.
oAssist the Investment and Development teams with any other analysis and reports as required to facilitate acquisitions, development, and investor-related activities.
Requirements:
oBachelor's degree in Real Estate, Finance, Economics, or a related field (Master's degree is an asset).
oMinimum of 2-3 years of experience in real estate investment, real estate development, real estate finance, or a related field.
oStrong financial modeling and analytical skills, with advanced proficiency in Microsoft Excel
oIn-depth knowledge of real estate market dynamics, research methodologies, and valuation techniques.
oFamiliarity with zoning regulations, land use policies, and development entitlement processes
oExcellent written and verbal communication skills, with the ability to convey complex information clearly and concisely.
oThorough understand of the development and permitting process.
oDetail-oriented with strong organizational and project management skills.
oAbility to work both independently and collaboratively in a fast-paced, deadline-driven environment.
oStrong work ethic, attention to detail, and effective time management skills.
oExcellent communication, organization, and problem-solving abilities.
oProficient in Microsoft Office Suite of Products.
oAbility to work independently and as part of a team.
oExperience working with Microsoft Teams.
oCFA or any relevant designations would be an asset.
