Job Description
The Contracts Manager is responsible for managing all aspects of the contractual side of the project through the construction phase. This role provides all necessary support including the review and approval of change orders, compliance with the contract, project scope discrepancies, and analysis and evaluation of all contractors’ claims. This position will work closely with the Construction Team.


Working with the Director of Low-Rise Construction, you will assist in the review and approval of invoices. You will take responsibility for the issue of the RFP through contract award and final completion. You will assist in bid analysis to ensure value for money is achieved and that work is procured at the best market rates. You will provide management, negotiation, and administration of contractor and subcontractor accounts as well as contract administration. You will assist in tracking changes in plans and updating budgets.


The qualified candidate will act as a liaison between the contractors and the Project Management/Construction team. You will develop and maintain working relationships with contractors and subcontractors; identify potential financial or contractual risks; and review, negotiate, and prepare claim settlements. You will work with the Construction Team to document the progress on the project. As part of the project closeout, you will provide a “lessons learned” document for use on future projects.


What You Will Do:


  • File all contracts, change orders and back charges on to a drive biweekly and notify all relevant departments as required
  • Negotiate contract terms with external business partners and sub-contractors
  • Analyze potential risks involved with specific contract terms
  • Explain terms, scope of works, and conditions to managers and interested parties
  • Collect, track, retain sub-contractor’s insurance, WCB clearance, and sub-trade compliance forms
  • Prepare construction contracts, terms conditions, scope of works and coordinate execution
  • Monitor contract change orders, charge backs and credits
  • Pre-qualify trades by completing reference checks
  • File all scopes of work to applicable project folder
  • Management of contractors RFI’s and clarification requests
  • Compile and prepare bid documents and bidders list, including, inquiry preparations, request for bids and recommendations for award of contract
  • File the payment schedule to finance folders as per accounts payable guidelines
  • Prepare feedback for the design department for design change orders, clarifications, and addendum


You Will Bring:


  • Previous experience in drafting agreements, preparing contracts and negotiations
  • Ability to multitask in a fast paced and changing environment
  • Strong interpersonal skills and ability to build lasting relationships
  • Demonstrated attention to detail and accuracy
  • Advanced written and communication skills with the ability to simplify complex ideas
  • Advanced computer skills and proficiency with spreadsheets and Microsoft programs are mandatory
  • Clear understanding of construction principles and finance
  • 5 plus years of related construction contracts experience
