The Condominium Manager position is an opportunity ideal for a dynamic individual with experience in the condominium management sector.We are seeking a positive leader with a track record of fostering a culture of engagement and service excellence.Reporting to the Director of Property Management, this role has overall accountability for a portfolio of condominium corporations located primarily in the Calgary and Area market.
The role requires that the successful candidate provide strategic leadership and be responsible for being able to prioritize, organize, communicate, multi-task, meet deadlines, work well within a team based environment, and understand the true meaning of customer service. ** We are willing to sponsor the successful candidate with the educational courses to assist with their licensing**
What will you be doing?
- Develop positive and respectful relationships across the organization and with external contractors and vendors.The ideal candidate will be responsible for all operational and financial aspects of properties including budget control and maintenance requests. You will act as the senior manager and supervise all relevant personnel.
- Direct and lead a portfolio of condominium corporations in the day-to-day operations of the property management portfolio.
- Ensure policies and procedures and Emerald operating standards are met and the safety of assets through regular site inspections including environmental, implementation of relevant contracts, preventative and replacement programs, implementation of staffing or services and sustainability programs.
- Build and maintain relationships with key internal and external stakeholders, including our business units, clients, tenants, vendors, and the broader commercial real estate community.
- Work collaboratively with peers to ensure the portfolio is effectively and efficiently operated.
- Ensure strong owner/tenant/resident and board relations and proactive service delivery including expedient resolution of issues, communications and be involved in Resident, Condo and Owner meetings as necessary.
- Participate in broader corporate initiatives and property management/committees as required.
- Preparation, monitoring and reporting of all expense schedules/budgets, annual operating budgets, etc., to achieve portfolio goals for all stakeholders.
- Create and continuously strive to develop best-in-class customer experience by providing prompt and courteous service to stakeholders.
Responsibilities
- Supervise and oversee property staff
- Manage cashflow, budgeting and monthly reporting
- Assist all internal and external stakeholders with property issues
- Solve all maintenance requests filed by residents and condominium board members

- Strong written and verbal communication skills.
- 1 - 3 years of property experience
- Detail-oriented and strong communication skills
- Strong leadership and interpersonal skills with an outstanding level of integrity that will gain the trust and respect of staff and external stakeholders.
- Ability to foster a cohesive team to build connection and a culture of accountability and respect.
- The ideal candidate is highly organized with a keen eye for detail, strong financial acumen, a high level of business maturity and solid decision-making skills.
- At least 1 year in a supervisory or management role
- The successful person will possess deeply rooted emotional intelligence and be a thoughtful and humble collaborator. As well, they must be a self-starter, strategic thinker and have a service-oriented attitude that will encourage continuous improvement of service and performance.
- Ability to resolve complex issues and unforeseen obstacles quickly and efficiently.
- Demonstrated organizational skills, and the ability to effectively prioritize in a demanding, high paced environment. (we mention organization in the first point too)
