Wesgroup is poised for significant growth over the next few years and in preparation for this exciting and challenging phase, we are actively seeking a detail oriented and experienced Senior Development & Financial Analyst to join our Development Analysis team.
As part of the Development Analysis team, the Senior Development & Financial Analyst will be working closely with the Development, Construction, Finance, Accounting, Sales, Leasing and Acquisitions teams to manage and report on the return expectations, targets, and performance across multiple large-scale projects. The core function of the of the position is to provide the financial modelling and analysis to inform and support senior and executive level investment decisions on projects as they move through the real estate development and investment life cycle. The role will have exposure to master planned community, high rise condominium, multifamily and commercial development projects.
To be successful in this role the candidate will have experience in the real estate development process, real estate finance, and investment return modelling. We are looking for someone who is excellent at building relationships across multiple departments, investigating and compiling information, managing and consolidating data, and analysing and reporting complex scenarios and concepts in a concise and insightful manner.
Job Responsibilities:
- Manage monthly proforma reporting across various development and construction projects.
- Development and maintenance of dynamic proforma models to assess the financial viability of acquisition and partnership opportunities, multistage master planned communities, commercial and residential developments. Including calculation of investment returns, project cash flows, scenario analysis, return on cost, IRR & NPV analysis.
- Act as a key team member in the preparation of strategic and financial insights, reporting, annual budgeting, forecasting, and management reporting.
- Support the implementation of new processes, policies and decisions across projects and internal departments.
- Coordinate with internal groups to support financial modeling assumptions and ensure that assumptions and inputs across the portfolio are consistent.
- Ad hoc financial and sensitivity analysis for unique situations which vary by project, municipality, capital requirements and asset type to assess risk and return impacts.
Qualifications and Knowledge:
- Experience in consolidating and managing large amounts of information from various sources.
- Post-secondary degree in either business, real estate, finance, urban land economics or other relevant area of study.
- Knowledge of real estate investment, acquisitions, or underwriting.
- Advanced Microsoft Excel expertise is required, including experience creating dynamic financial models to analyze various real estate investment and development scenarios and opportunities.
- Proven analytical abilities and experience working on long-term forecasting projects and scenario analysis.
- Highly developed written and verbal communication skills.
- Strong knowledge of real estate appraisal methodologies and fundamental value drivers of residential and commercial property.
- 5+ years real estate development related experience, preferably related to multistage, master planned developments.
- Confidence to ask questions, challenge assumptions and clarify inconsistencies.
- Strong understanding of real estate market fundamentals and municipal regulations.
- Ability to report and present complex situations into logical and actionable insight.
- Detailed oriented, inquisitive, and analytical in nature.
- Knowledge of real estate construction financing.
