Job Description
The Strata Council for one of the buildings managed by C-Era Property Management, an Associa company, has an opening for an experienced Condominium Onsite/Building Manager to oversee the day-to-day operations of our property. The successful candidate will be responsible for ensuring that the property is well-maintained, safe, secure, and comfortable for all residents.


This position reports to the Condo Board of Directors and the Property Management company. It is a part-time position based on 20 hours per week - 4 hours per day, Monday to Friday. The ideal candidate is required to be on-call only for emergency responses for documentation and occurrence reporting. The position must be held by someone in the North East area of the city as the building is in Taradale.


Requirements


  • Work with law enforcement authorities upon reported incidents when applicable
  • Manage and direct cleaning and security staff and activities
  • Implement an emergency management plan
  • Patrols consist of, but not limited to, interior, exterior of common areas, elevator functionality, maintenance rooms, amenity rooms and building surrounding areas
  • Conduct checks to ensure water and gas pressure levels are on par
  • Prepare bi-weekly status reports for the Board and the Management company to inform of general happenings
  • Report any by-law or policy infractions with CCTV and / or Photo evidence to the Property Management Company when applicable
  • Propose cost-saving ideas to the Board
  • Create/update information notices and postings for the Board of Directors to approve. Maintain the notification board in the buildings to keep information fresh for residents
  • Negotiate and liaise quotations/contracts with third-party service providers
  • Update a master document that lists all units and the monthly changes to its occupants, such as, contacts, locker, parking rentals, all while preserving the Privacy Act
  • Manage all contractor's activities, inspections, ensuring all work are performed as per the contract and corporation policies/regulations
  • Respond to emergencies
  • Respond to emails and in-person inquiries that require scheduling and/or advisement of TLP Policies/By-Laws
  • Set up and manage access control system to ensure safety of building residents
  • Prepare and carry out emergency protocols and procedures
  • Source and monitor service companies when on site
  • Conduct daily site inspections - minimum once per day to be able to record any found occurrences within the 24 hour period
  • Coordinate and oversee regular building maintenance and repairs
  • Perform basic programming for access control fobs and intercom changes to as per resident changes or special requests from the resident

Main qualities that would excel in this position would be customer service relations, maintaining confidentiality, organization skills and proactiveness. Knowledge of other languages is an asset but not required. Other requirements include:


  • Ability to work independently
  • Strong verbal and written communication skills
  • Knowledge of relevant laws, regulations, and building codes
  • A minimum of 2 years experience as a residential building manager or in a similar role
  • Some handyperson experience would be nice to have
  • Strong problem-solving and conflict resolution skills
  • Technical proficiency with using email, MS Word, MS Excel, PDF, CCTV Video software applications
  • Physical requirement: At times heavy lifting may be required with the assistance of a dolly, on average of 50 LBS
  • GED or a High School diploma
  • Excellent project management and negotiation skills
