Job Description
JOB TITLE: Asset Manager


DIVISION: Corporate

REPORTS TO: SVP, Asset Management


LOCATION: Toronto


POSITION OVERVIEW (Purpose):


Graywood Developments ("Graywood") is a privately-owned, Toronto-based real estate investment management company that specializes in the development of mixed-use properties of exceptional quality in Canada and is growing its real estate asset management business. Graywood has a strong track record of raising capital from institutional and high net worth investors, having raised $644 million of equity across 9 real estate private equity funds. Graywood has also secured significant additional equity through joint-ventures and direct investments.


During its 37-year history, Graywood has managed 53 development projects, with 31,100 housing units and a combined value of $8.5 billion. Over the past 36 months, Graywood has committed $231 million of equity towards new development projects totalling $2.4 billion. Additionally, in the past 2 months Graywood has completed commercial real estate transactions totalling $36 million and [has commenced an advisory mandate for a portfolio of real estate totaling in excess of $1.5 billion comprised of all asset classes in both Canada and the United States].


We are looking to add an Asset Manager to our growing team. This is an exciting opportunity for someone who enjoys a “start up” environment. You will be primarily focused on managing industrial, retail, residential and office assets across Ontario, reporting to management and taking ownership of an established and growing portfolio. Requirements


RESPONSIBILITIES:


Your duties include, but are not limited to:


Portfolio Onboarding


  • Develop business plans alongside leadership team for portfolio assets
  • Prepare Argus models, sophisticated excel based cashflow models and summaries to management and clients
  • Property due diligence, including review of property documents, leases, contracts, operating statements, etc


Asset Management


  • Set annual budgets in accordance with asset plans
  • Ensure compliance set in place by financial institutions/lenders, municipalities, and other governing bodies
  • Foster and maintain positive client relationships
  • Contribute to leasing, financing, and business plan execution
  • Meet with clients and stakeholders to assess asset status, needs, risks, goals, and progress
  • Evaluate performance of individual asset management plans, while providing recommendations and revisions as necessary
  • Assist with the creation and implementation of asset management policies and procedures
  • Research relevant markets and identify trends
  • Complete quarterly reviews and analysis


QUALIFICATIONS:


Education


  • CFA, CAA, CPA, or other professional designations considered an asset
  • A University degree and/or Master’s Degree in Business, Finance, Real Estate or related field


Experience


  • 5 or more years of progressive experience as a real estate asset manager at a leading institutional asset management company

  • Extensive knowledge of Argus Enterprise and Excel

  • Great communication and relationship building skills
  • Excellent attention to detail and ability to prioritize tasks
  • Manage multiple portfolios and client relationships
  • Not afraid to roll up their sleeves
  • Strong business writing skills
