Gestionnaire d'immeubles à bureaux et centre commercial


Le Groupe Shapiro, est à la recherche d'un(e) gestionnaire immobilier. Vous participerez tant à la gestion immobilière d'un portefeuille immobilier, la gestion de projets de construction.

Vous devrez assurer un service de haut niveau aux locataires (magasins et bureaux). Vous verrez à l’entretien et la réparation des bâtiments afin d’assurer la conformité de la propriété à toutes les lois et règlements applicables. Vous coordonnerez les travaux avec l’équipe de maintenance et les sous-traitants en construction lorsque requis. Vous devez assurer le respect des budgets et soutenir la comptabilité et effectuer la gestion courante des affaires (collecte de loyers, baux, etc.).


Principales responsabilités


La personne participera à tous les aspects du fonctionnement quotidien d'une société immobilière commerciale très active, notamment :

• Maintenir une présence à chaque propriété et bâtir des relations avec les locataires

• Répondre rapidement aux demandes et aux besoins des locataires ainsi qu’aux urgences

• Vérifier et interpréter des baux pour assurer l'exactitude et l'exhaustivité

• Effectuer des inspections régulières du site et des locataires

• Assurer la conformité de la propriété à toutes les lois et règlements applicables

• Rendre compte à la direction de l'état de chaque propriété

• Coordonner l'entretien et la réparation d'un portefeuille de propriétés, dont un centre commercial situé à Lachute, respect des directives budgétaires et des restrictions

• Traiter avec tous les fournisseurs, y compris l'approvisionnement de nouveaux au besoin

• Faire la collecte des loyers des locataires, au besoin

• Aider aux efforts de comptabilité liés à chaque propriété au besoin

• Répondre aux demandes de service et aux urgences des locataires

• Superviser du personnel de maintenance

• Examiner les comptes payables pour assurer et approuver le paiement


Qualifications /compétences

• DEC en administration ou dans un domaine pertinent

• Expérience en gestion immobilière commerciale d'au moins 5 ans

• Maîtrise des logiciels informatiques, en particulier Excel, Word, Outlook

• Maîtrise de l'anglais et du français, tant à l'oral qu'à l'écrit

• Leader reconnu

• Souci d’établir des relations harmonieuses avec les locataires

• Capacité de travailler sur plusieurs projets de front et de respecter les délais

Office and shopping center property manager


The Shapiro Group is looking for a Property Manager. You'll be involved in both the property management of a real estate portfolio and the management of construction projects.

You'll be responsible for providing a high level of service to tenants (stores and offices). You'll oversee building maintenance and repairs to ensure the property complies with all applicable laws and regulations. You will coordinate work with the maintenance team and construction subcontractors when required. You will be responsible for ensuring that budgets are respected, supporting accounting and carrying out day-to-day business management (rent collection, leases, etc.).


Main responsibilities


The individual will be involved in all aspects of the day-to-day operation of a busy commercial real estate company, including:

- Maintaining a presence at each property and building relationships with tenants

- Responding quickly to tenant requests, needs and emergencies

- Verifying and interpreting leases to ensure accuracy and completeness

- Conduct regular site and tenant inspections

- Ensure property compliance with all applicable laws and regulations

- Report to management on the condition of each property

- Coordinate the maintenance and repair of a portfolio of properties, including a shopping center in Lachute, within budgetary guidelines and restrictions

- Deal with all suppliers, including sourcing new ones as required

- Collect rents from tenants as required

- Assist with accounting efforts related to each property as required

- Respond to tenant service requests and emergencies

- Supervise maintenance personnel

- Review accounts payable to ensure and approve payment


Qualifications/skills

- DEC in administration or relevant field

- At least 5 years' experience in commercial property management

- Proficiency in computer software, in particular Excel, Word, Outlook

- Fluency in written and spoken English and French

- Recognized leader

- Keen to establish harmonious relations with tenants

- Ability to work on several projects simultaneously and meet deadlines
