Job Summary
Spira is seeking a Vice President to join the Investments team at the firm. The Vice President role will support the Managing Partners in the identification, evaluation, recommendation and full execution of real estate transactions. The successful candidate will be passionate, curious and highly-adaptable to a fast-paced and dynamic environment where organization and prioritization skills are paramount. The role will work closely with senior team members across the firm.
Key Responsibilities
This is a rare opportunity to join a fast-growing investment firm in Vancouver managing a series of private real estate funds. Key responsibilities will include:
Origination
• Support the implementation of the overall fund and transaction strategy
• Lead research to support the development of investment strategies or identify transaction opportunities. Conduct fundamental property and industry research.
• Screen and evaluate new investment opportunities. Support the investment thesis and identification of value creation strategies and assist in developing ideas for a transaction / deal structure
• Develop new investment ideas
• Network to expand business development opportunities
Due Diligence
• Lead the full due diligence process, inclusive of working with operating teams, to validate the business case for an acquisition and identify key transaction issues and risks
• Oversee income, balance sheet, and cash flow statements modelling and valuation and analysis prepared by junior colleagues
• Presentation of deals and recommendations, including coordination and preparation of materials and analysis, to internal investment committees and third-party investors
• Prepare other documents such as bid letters
Execution
• Working with finance, tax, asset management and other internal teams, lead the transaction execution process, including ensuring transaction documentation and structuring are consistent with the business case
• Support the negotiation of purchase and sale agreements and other business contracts with counterparties
• Lead junior colleagues in all stages of a transaction’s life cycle, collaborating with internal functional partners and business group leads as well as interfacing with counterparties and external advisors
Asset Management
• Work with the firm’s internal asset management leaders on execution of the investment business plan and other strategic initiatives
• Monitor ongoing financial and operational performance of investments, noting that Spira employs standalone finance, tax, asset management professionals to handle regular reporting functions
Leadership
• Manage, coach and develop talent by leading, overseeing and coaching junior investment professionals. Provide constructive and timely feedback to ensure quality team outcomes.
• Represent Spira externally and be a strong ambassador for the firm both locally in the Vancouver finance and real estate community and within the U.S. markets where we conduct business
Experience and Qualifications
• 8+ years of total professional experience across buy-side investments, investment banking, inhouse M&A/corporate development, management consulting, Big4 corporate finance;
• 2+ years of buy-side investment experience would be an advantage, although not strictly required;
• Able to lead junior investment professionals throughout the full cycle execution of a transaction;
• Strong attention to detail with superior financial modelling and due diligence capabilities;
• Strong negotiation and relationship management skills with internal and external stakeholders;
• Organized and detail-oriented; ability to work independently in situations with changing priorities and multiple simultaneous assignments;
• Excellent verbal and written communication; experience presenting complex analyses to senior leaders in a clear and concise manner
