Join Triovest, one of the largest privately-owned Canadian commercial real estate companies, as a Sustainability Specialist, Decarbonization & Energy Performance at our downtown Toronto location. As Sustainability Specialist, you will be responsible for assisting Triovest’s environmental, social and governance (ESG) initiatives in its developments, owned and managed assets, and internal operations. In this role you will also engage with clients, employees, tenants, and suppliers, among others, to support initiatives that reduce risk, capture opportunity, and strengthen Triovest’s leadership reputation. WHAT WILL YOU BE DOING?
- Identify independent variables impacting utility consumption and create regression models to predict future consumption and cost based on inflation and market conditions.
- Undertake research to remain current with the latest industry trends, technologies, standards, incentives, and regulations.
- Provide property-level support by serving as a sustainability resource, motivator, and champion for positive change:
- Review engineering & architectural drawings and plans.
- Support preparation of Triovest’s annual public sustainability report.
- Gather energy and water utility data for properties.
- Monitor, analyze, and report on performance versus targets and benchmarks for energy, emissions, water and waste.
- Prepare narratives, reports and presentations.
- Conduct site visits.
- Support Triovest’s response to the annual GRESB Real Estate Assessment.
- Manage responses to client, tenant, and government sustainability requests.
- Forecast utility consumption and costs for budgeting purposes:
- Develop, maintain, communicate, and deliver training on sustainability-related policies and procedures.
- Identify, prioritize, and support implementation of energy, emissions, water, and waste performance improvement initiatives to meet or exceed targets.
- Benchmark energy, greenhouse gas (GHG) emissions, and water performance against peers.
- Support the systematic, prioritized pursuit of investigations (NZC transition planning and certifications, energy and water audits, retro-commissioning, continuous commissioning) in collaboration with Triovest’s Energy Managers and Property Teams.
- Support various real estate industry sustainability initiatives (e.g., BOMA, CaGBC, REALpac, NAIOP, etc.).
- Support the securing of new business, including the production of proposals and marketing materials.
- Provide corporate-level support by championing sustainability projects and initiatives:
- Identify and analyze energy, emissions, and water conservation measures; quantify expected consumption and emissions savings, operational savings and avoided costs, estimate implementation costs, and calculate financial metrics such as ROI, NPV, etc.
- Contribute to practice development, including creating and maintaining workflows, tools, and internal knowledge databases.
- Gather and analyze historical utility, submeter, and BAS interval data.
- Delivery ASHRAE level I and II energy and water audits, Net Zero Carbon (NZC) transition plans, and NZC building certifications:
WHAT ARE WE LOOKING FOR?
To fulfill this role successfully, you should demonstrate the following minimum qualifications:
- Detailed working knowledge of Microsoft Office applications, including an advanced understanding of Excel.
- Minimum two years related engineering, real estate, and/or sustainability experience, preferably with direct consulting experience.
- Experience with design, construction or project management on new construction or major renovation projects with sustainability and energy efficiency objectives such as LEED, Zero Carbon Building Standard is an asset.
- Experience with analysis of building and portfolio-level energy, emissions, water, and waste performance, cost data, and knowledge of best practices.
- Experience in delivery of NZC transition plans, NZC building certifications, and energy and water audits.
- An understanding of low carbon technologies, renewable energy, carbon offsets, RECs, green PPAs, and new emerging technologies such as CCS.
- Experience with carbon accounting (scope 1, 2 and 3 emissions), embodied carbon, GHG inventories, and life cycle assessments.
- Bachelor’s degree in engineering or science.
- Masters-level sustainability-related training, LEED AP®, Licensed Professional Engineer or Engineer in Training, Certified Engineering Technologist, and/or Certified Energy Manager is an asset.
- Detailed understanding of building mechanical systems, operations, and occupant energy use; working knowledge of building science, HVAC, lighting, electrical systems, and envelope.
- Experience delivering retro-commissioning assessments, implementation of commercial building energy conservation measures, and measurement of results is an asset.
