Responsible for the overall inspections and supervision of projects.Adheres to the limitations established by the President, and has non-binding signing authority for the Corporation.Represents the organization in the business community.Promotes good public relations, acts as a resource person and recommends pro-active strategies to improve and grow services.
Duties
1.Ensures that all policies and procedures are followed.
2.Develops the construction and modernization business and ensure profitability of this profit centre.
3.Cultivates existing relationships and ensures customer satisfaction.
4.Cultivates new construction business and ensures positive growth the following year (through planning) provided that the economic environment is suitable for the projected growth.
5.Performs inspections.
6.Performs technical audits.
7.Performs reserve fund studies.
8.Performs due diligence and peer review audits.
9.Performs specifications for modernizations, maintenance contracts, repairs, construction and demolition.
10.Provides input and recommendations at annual meetings and ongoing.
11.Co-ordinates and monitors all modernizations, construction, repair and demolition work. Prepares minutes for meetings and monthly reviews.
12.Communicates with the President on an ongoing basis keeping him apprised of changes and difficulties.
13.Communicates clearly to the president of possible liabilities and difficulties to the Corporation or errors or omissions committed by the Employee.
14.Acts as a resource person to the President and assists in the orientation of new Employees.
15.Provides information, assists with correspondence, plans and implements projects.
16.Participates with the team members to develop appropriate field policies and procedures.
17.Identifies training needs and opportunities available.
18.Ensures the confidentiality of tools and programs (“trade secrets”) developed by Solucore.
19.Identifies gaps in service both within and outside the organization, makes recommendations to improve service and advocates when necessary.
20.Facilitates the employer’s participation in various cooperative meetings and initiatives at various levels, including attending and/or hosting meetings as directed.
21.Notifies the President, in writing immediately regarding any concerns about programs, safety, and other issues related to the organization.
22.Network with other organizations especially clients to ensure that the knowledge of the industry remains current.
23.Responds in a timely fashion to enquiries and general correspondence.
24.Cultivates new relationships and strengthens existing ones through on-going relationships and communications with the clients.
25.Maintains personal contacts with key decision makers and entertains them.
26.Contacts and builds new clientele on an ongoing basis to ensure company growth.
27.Develops the existing IT infrastructure to streamline operations by automating the process altogether.
Job Requirements§The position requires in-depth knowledge of the elevator industry and safety issues related thereto.
§Strength in mechanical and electrical engineering.
§The position requires the ability to manage and administer the day-to-day field inspections, modernization, repair and construction functions, the ability to prioritize, to plan and respond to multiple demands on an ongoing basis.
§The Employee is responsible for making decisions and recommendations regarding problem sites and ability to troubleshoot problems and identify source of problems for the Clients.
§Rogers’ High speed internet access at home.
§Strong computer (Web based system browser, MSWord, MSExcel, MSPower Point and XP operating system) and communication skills as well as the ability to present to senior client management.
§Ability to develop strategies that will increase efficiencies.
§The job requires the incumbent to be able to work both as a team member and independently.The job requires good analytical skills, creativity, flexibility and the ability to recognize when additional input into decisions is necessary.
§The incumbent is expected to work flexible hours as required.However, the job may require some evening and on-call work.The position requires travel by car around the Region and from time to time outside the Region.
§The job requires knowledge of the Technical Standards & Safety Act, 2000, Ontario Regulation 221/01 & 209/01 and CAN/CSA B44-10 latest editions and supplements. The job also requires familiarity with the Canadian National Building Code and National Electric Code.
§The job requires mental ability to ride and inspect the car tops, ability to work with height, inspecting pits and small spaces, working with loud machinery and in the proximity of moving equipment.
§The job requires physical ability to carry a tool bag with approximately 30 pounds of equipment while climbing a ladder or walking four flights of stairs.
§The job requires interpersonal skill to ease the stress of passengers while riding the elevator with the Employee performing inspections.
§The job requires good math skills to add and subtract and to prepare appropriate numbers and figures for our clients.
§The job requires the Employee to act in a safe behaviour and as such the following government directives must be followed:
- Impair the safe operation of the elevating device; or
- No person shall behave in or on an elevating device or perform any work on an elevating device in such a manner as to,
- Endanger themselves, another person or any property. O. Reg. 209/01, s. 10 (1).
§No person shall remove, displace, interfere with or damage any device installed in or about an elevating device for its safe operation except a person making an inspection under this Regulation.
§The job requires business suit attire during meetings with clients and business casual during inspections. The dress code also includes personal hygiene and business like appearance.
§You are required to be fully vaccinated to enter our clients’ sites and to interact with them. The vaccines are mandated by our clients and as such you are required to comply with these requirements unless there is a government recognized medical reason for not complying.
§The personal credibility of the Employee is pivotal in gaining the trust of the client. As such, the appearance of the Employee must be consistent with professional business attire and behaviour. Therefore, spiked hair, unnatural colouring of hair, excess jewellery, metallic ornate fashion accessory and visible tattoos are not acceptable for safety reasons and professional reasons. §An elevating device mechanic, class A or F (an “EDM-A or F certificate”).
§An elevating device inspector, NAESA QEI certification is a plus.
§Professional Engineer designation is a plus.
