(Can) Director, Remodel And New Store Construction

Position Summary...This role is responsible for managing a team that delivers the entire portfolio of Format Development projects (ie New Store, Relay, Refresh, Reset) including capital planning, resourcing, scoping, execution, costing, forecasting, and scheduling. The Construction Director will develop efficient processes to maximize team productivity, and work cross-functionally with leaders in areas such as format development, real estate, finance/accounting, design, strategic sourcing, and procurement to seek alignment in ways of working and set clear objectives for the Construction team delivering these projects.
What You'll Do...

• Team Development / Coaching – Develops Construction Sr. Mgr and Mgr roles by reviewing technical deliverables such as budgets, schedules, phasing plans, and tenders/RFQs so that the results are aligned with the strategic goals and principles of Format Development and key stakeholders. Sets standards and expectations for project meetings / stagegates and follows up on action items with team members. Implements effective project closeout procedures and manages team member(s) accountable for deficiency tracking. Provides constructive feedback on performance and pushes exposure of the team with Senior Leadership. Cultivates a successor to the Director Role by thoughtfully delegating key tasks as direct reports are ready to progress.
• Forecasting and Budget Reconciliation – Interfaces with Accounting and Finance leads to provide business feedback on current spend results and fiscal projections. Ensures inputs from Construction Sr. Mgrs and Mgrs meet corporate governance for reporting details. Highlights themes and gaps in spend / activity vs plan to advise the business on paths of risk mitigation and course correction.
• Contractor (Vendor) Management / Relations / Vetting – First business line of contact for Contractors / Vendors executing the Format Development program. Seeks out new vendors (GCs) that fit the needs of the program and vets credentials to minimize risk while bringing in fresh competition and perspective. Tracks performance of all vendors in the program with defined KPIs and provides direct feedback to the vendors. Recommends removal of a vendor from the program where appropriate.
• Procurement / Sourcing Strategy Development and Implementation – Represents Construction in Strategic Sourcing activities within construction (contractor) procurement; providing expertise to help steer change management and reporting risks out during process development. Determines optimum procurement methods for key program materials and coordinates requirements with design, engaging strategic sourcing where appropriate and communicating changes to the Construction Sr Mgrs / Mgrs. Ensures that sourcing activity in pricing is making its way back to the business and tracked in forecasts and current budgets.
• Innovating Process, Systems, and Ways of Working – Partners with cross-functional team members such as Process and Analytics team and external vendors to adapt technology and/or new and existing platforms to improve the efficiency and effectiveness of the team. Thinks in terms of consolidating ALL construction tasks and champions the improvement of special projects processes that can benefit from the optimization of the larger program projects in Format Development.
• Compliance – partners with respective AC and Compliance teams to ensure proper training of team members and that new process fall in line with corporate policies and procedures.
• Constructability Review of Design Proposals and Change Initiatives – Acts as the single voice representing construction for design / scope proposals pertaining to Format Development projects. Manages the prioritization of budgeting / scheduling asks with the team and ways of working for review milestones with SDMs. Attends CI meetings for program changes impacting the Format Development program and represents Construction as a consistent voice across all Format Development project types (refresh, relay, reset etc).
• Capital Planning and Project Budgeting – Involved in Format Development LRP and AOP planning, leveraging previous executed projects, current marketing conditions, and expertise from the Sr. Managers to provide informed budgeting for high-level planning and strategic tradeoff decisions. Able to defend project-specific budgets at the Market level when seeking approval from C-suite leadership.

Qualifications

• Proficient with Microsoft office suite
• 7-10 years related experience
• Experience in building ground-up budgets, familiarity with labour rates and differences in Canadian market pricing
• Strong drive to question status quo and find new processes and paths to solve problems and become more efficient
• Familiarity with managing to a Construction Contract, preferably CCDC experience, as well as erringistering a bid/pricing request with vendors
• Ability to travel and work some off-hours as required
• 1-3 years experience in a leadership role
• Proficient in reading construction drawings and specifications
• Applicable experience needs to be in Construction Field (working for a contractor, managing construction execution for an owner or architect). Strong preference to retail construction in the ICI sector and ideally a working knowledge of refrigeration systems (grocery)
• Strong interpersonal skills that can diffuse tense situations and arrive at quick decisions with multiple stakeholders
• Demonstrates the highest integrity as a figure that outside vendors trust as much as our internal business partners
• Ability to adapt quickly to change
