Position Overview
The Land Development Manager is a pivotal role in our organization, driving the successful execution of our projects from conception to completion.
We have a close-knit team, and you will have the opportunity to gain broad exposure to the entire development lifecycle. You will be responsible for a portfolio of projects, overseeing (or being involved in) all aspects of our land development initiatives, from assessing feasibility, acquisition, land use, securing approvals, design development, community/political outreach, overseeing and managing third party consultants, coordinating across functional areas such as construction, sales and marketing.
The ideal Candidate
The ideal candidate is a dynamic, collaborative, and driven individual that is passionate about furthering their career in real estate. You are an excellent communicator with strong analytical and organizational skills. You are a self-starter but also love to collaborate with those around you.
The ideal profile we are looking for is someone that has 5+ years relevant experience as Development Manager. Ideally having taken at least one project right through the development process. We are also open to considering a very experienced Development Coordinator that is ready to step up into a Development Manager role.
You should have a relevant education such as Urban Land, Architecture or Engineering but most importantly you have a positive attitude and genuine interest in evolving a career in real estate.
Reporting Relationships
This role reports directly to the VP of Land Development and works cross-functionally with internal teams as well as with external consultants and partners.
Key Accountabilities
  • Permitting Oversight: As our Land Development Manager, you'll manage the digital submission and follow-up of permit packages with municipalities. Your role will encompass responsibility for all construction-related permits.
  • Sales and Marketing Collaboration: You'll work closely with our sales and marketing team on initiatives such as setting up a sales office, preparing architectural drawings, and obtaining site plan approvals.
  • Financial Analysis: You'll prepare a proforma for each project. While experience in this area is beneficial, our team can provide guidance if needed. Strong Excel skills will be highly advantageous.
  • Portfolio Management: You will have your own portfolio of projects to manage, ensuring their successful execution from inception to completion. This includes everything from identifying and selecting consultants, if needed, to defining project milestones and schedules.
  • Experienced Project Leadership: With a solid understanding of the field, you will not just be assigned tasks but will take ownership of projects. We seek independent thinkers and self-motivated individuals who can navigate through challenges and deliver on project objectives.
  • Consultant Team Coordination: You will communicate effectively with a variety of consultant teams, to obtain proposals, analyze offerings, and secure their services for our projects.
  • Development Scheduling: You'll create a forward-looking development schedule and adjust it as needed to reflect changes and maintain project timelines.
  • Condominium Registration: You will play a significant role in condominium registration, liaising with surveyors, lawyers, and municipal authorities, assembling all necessary information, and submitting relevant reports.
  • Legal Documents Management: You'll review, provide feedback, and communicate with legal counsel on development and cost-sharing agreements, ensuring we reach agreeable terms.

Skills & Experience
  • Comfortable in a construction environment, with strong ability to understand drawings.
  • Comprehensive knowledge of municipal planning, zoning policies, and the permit application process.
  • Excellent communication, negotiation, and leadership skills.
  • Bachelor’s degree in business, Real Estate, Civil Engineering, or related field.
  • Strong financial acumen and proficiency in Excel.
  • Proven experience in land development, real estate development, or project management.
