Role Objectives

As a full-time Off-Market Residential Homebuyer, you will be joining our small and growing team of dedicated, honest and professional staff working in a fast-paced, exciting buy low, sell higher real estate investment environment to fulfill the following objectives:

  • Learn and master basic procedures such as running comparables, using a spreadsheet with our "buy box" to formulate offers under internal purchase and contract assignment scenarios, estimate renovations costs for the most common line items.
  • Eventually run the entire Off-Market Home buying department to manage others to consistently get houses under purchase contract to internally buy or assign.
  • Liason with the Dispositions Manager to sell our contracts on an assignment basis
  • Get trained by the owner himself and work alongside him during your first 90 days to learn the ropes until you can do it on your own. Down the road, be able to train up the next Residential homebuyer so that you can advance and help others advance.
  • Free up the Owner's time to focus on Team Building and strategically growing the team and revenue.


Responsibilities (combination of field and remote work + once a month in-person, in-office meetings)

  • Attend 4-5 in-person appointments per week
  • Live answer inbound text messages received from sales prospects visiting our website or other marketing channel
  • Following up with warm and hot sales prospects via phone, text and email. (Some of this follow up is automated by our CRM.)
  • Undergo a full 90-day training schedule to learn everything related to buying discounted property deals directly from sellers. FULL TRAINING PROVIDED. PREVIOUS SALES EXPERIENCE REQUIRED.
  • Use our Deal Analyzer to formulate and make offers on properties
  • Train future Acquisitions Managers when the need arises
  • Master estimating common residential repair and renovation costs in order to make viable offers on house that need some to a lot of work
  • Daily live answer (inbound) calls, webforms and SMSs from seller leads
  • Take 30-40 pictures and 2 videos at every property you go look at and upload to our CRM
  • Be willing to be vulnerable, outspoken and admit to mistakes when they happen.
  • Entering information from sales prospects into our custom built Salesforce CRM
  • Daily phone, SMS and email follow-up with warm and hot prospect
  • Set up in-person appointments to meet sellers at their home to walk their property, crunch some numbers and make them an offer.
  • Master running comparables sold in different MLS boards to estimate values and determine offer prices

Recommended Knowledge & Skills

  • High-level spoken and written English communication skills
  • Communication competence (texting, zoom, google drive, google docs, FaceTime calls, etc)
  • You don’t have to know it all. We are willing to provide full training for the right person!
  • Ability to set goals and develop achievable timelines to hit them.
  • Must be coachable and want to improve personally and professionally
  • Great attention to detail, with superb organizational and data collection and interpretation skills

  • You want to make $100K+ per year (not including other benefits like company vehicle, paid for iPhone, laptop, tuition reimbursement, paid time off, etc.)
  • You have MINIMUM 2 YEARS prior sales experience and you thrive in a commission-based sales role.

This Role is NOT for you if:

  • Your main objective is to make a lot of money in a short period of time (although you can achieve that in this role)
  • The thought of making 50-100 phone calls PER DAY scares you or makes you uncomfortable
  • You have no intentions of growing with and within an organization; your motives are mainly for self betterment.

Compensation

  • After 90 days: 100% commission on all purchase contracts sold by our Dispositions Sales Team.
  • 0-90 days: $5K/month base + 50% of full commission on all FIRM purchase contracts sold by our Dispositions Sales Team.
  • Company provided laptop, laptop stand, 2nd monitor and mount, Apple earpods, ANC headphones, standing desk, ergonomic chair.
  • Tuition reimbursement (5% of annual income)
  • We will provide education and support to help you buy your first home, your first (or next) rental property
  • 100% cell phone reimbursement
