Your Role

Reporting to the Vice President, Procurement and Process, the Estimator will play an integral role in modernizing the way we purchase lumber and requires an individual that has experience with lumber take-offs and computer systems.The Estimator will work closely with the contracts and purchasing team while interacting with the larger Cachet team both on site and in the office.This role requires interaction with trades, manufacturers, suppliers and designers to ensure accuracy of information.The ideal candidate has 5+ years' experience in a high production home building environment and takes pride in the quality of their work.


Responsibilities:

  • On site counts of materials to compare to take-offs and maintain accurate job files
  • Ensure a proper audit file is maintained for each take-off including all calculations, changes, amendments and clarifications
  • Prepare appropriate materials and schedule meetings on site with the Site Team and applicable trades to review working drawings and material take-offs.
  • Conduct market research to ensure our costs and product are competitive in changing market conditions
  • Create and update comparisons for lumber tenders, negotiate and make recommendation
  • Resolve issues on site resulting from quantity of materials
  • Work with the Contracts and Purchasing team to ensure lumber is tendered well in advance of contract expiry
  • Work with site team and trades to issue purchase orders in a timely manor
  • Complete various tasks for the Contracts and Purchasing Team as required
  • Ensure trades and suppliers are fulfilling legal requirements, construction and contract specifications
  • Maintain accurate and up-to-date files for material take-offs, unit rates, budgets etc.
  • Work with the team and trade partners to ensure material take-offs are released as required
  • Manage the parts library and lumber crafts in Newstar
  • Assist in conducting cost analysis and budget reviews for cost control as required
  • Conduct cost analysis exercises to ensure budgets are accurate in respect to material take-offs in changing market conditions
  • Collaborate with the Construction Team and trade partners to provide resolutions
  • Prepare quarterly reporting that speaks to the change in market conditions
  • Prior to construction ensure all lumber take-offs are completed and entered into Newstar utilizing the parts library.
  • Calculate material take-offs for the purchase of lumber, brick, steel etc. from working drawings for all model types as required

What You Bring:

  • Experience with NEWSTAR
  • Understanding of contracts, plans, and specifications, as well as construction methods, materials, and regulations. Includes knowledge of all trades, staff responsibilities, scheduling, and scopes of work
  • 3+ years' experience in in a high production home building environment
  • Strong organizational skills
  • Knowledge of Ontario Building Code, Occupational Health and Safety Act, and other health and safety regulations
  • Drive to excel with a willingness to take responsibility and be held accountable for results.
  • Superior interpersonal skills: able to build and maintain positive relationships with a broad network of contacts, including trade partners and suppliers
  • Proficient in MS Office software
  • Strong oral and written communication skills
