Job Description

Job Title: Director, Operational & Property Management Innovation

Reports To:VP, Operations

Department:Operations

Responsibilities:

  • Lead the energy data collection for all sustainability initiatives of SmartCentres
  • Support the asset management team with strategic information and recommendations with regard to Smart Centre’s properties;
  • Support the team in participating in strategic planning and/or budgeting for properties;
  • Develop a procurement strategy to ensure the REIT is positioned properly to adjust to changes in snow removal practices, innovative landscaping choices, re-roofing practices, asphalt upgrades and waste solutions.
  • Enhance current apps to facilitate best in class property management and transparent reporting;
  • Support the development of property level business plans (densification, tenant remix, etc) with appropriate financial analysis and proforma modeling (managing a group of analysts);
  • Perform regular property reviews to ensure company standards are maintained as it relates to access/egress, curb appeal, signage and overall site presentation.
  • Work closely with Operations and Property Management to maintain and enhance value in the management process as well as within the portfolio;
  • Proactively develop and implement asset strategies for individual properties to maintain and enhance short and long-term value;
  • Any reasonable and related work as assigned by the VP, Operations.
  • Development and oversight of the BOMA Best Program with a view to ensuring all self-managed SmartCentres assets are certified Silver or Gold;
  • On an ongoing basis, review neighboring market conditions and build databases to access competition rates for minimum rent, CAM and Property Tax;
  • Lead specific functional areas in Capital Operations Spend;
  • Leading Process Improvement for the Operations Team;
  • Works closely with the leasing team to identify and understand trends in leasing which should be captured and distributed to the team to enhance portfolio value;
  • Developing and deploying Site Standards in collaboration with the Sr. Director, Property Management;
  • Support the Operations team with ongoing technical and financial analysis, tenant and industry data, capital spend, repair spend maximization, valuation analysis and financial modeling for enhancing value within SmartCentre’s portfolio over the medium and long-term;
  • Produce a manual designed to assist Regional and Property Managers on maintaining their sites to the level expected by SmartCentres, with emphasis on best proactive practices that enhance the customer experience and effectively manage spend.

Academic/Professional Requirements:

  • Strong presentation skills at department and Executive levels;
  • Particularly strong technical, engineering, financial and analytical skills (able to review plans, assess site layouts, building quality and build proformas, understand NPV, IRR, ROI and other financial analyses)
  • Requires 5-7 years commercial real estate experience within development, asset management or financial analysis, along with a solid understanding of related functional areas such as leasing and operations;
  • A self starter with strong organizational skills and the ability to multi-task;
  • Bachelor’s degree in Real Estate Development, Business Management, Engineering, Finance, Planning, or related Real Estate field.
  • Strong oral and written communication skills with the ability to effectively communicate across all levels / departments within the organization;
