Construction Project Manager (Residential)

Our client, an emerging real estate developer is seeking a Construction Project Manager to oversee residential construction operations in BC.
As our client does not self-perform, we are seeking an experience construction professional to act as the owner-representative, to ensure GC partners deliver projects on time and on budget, while ensuring compliance with safety regulations. The Project Manager will be expected to review the work of the GC to ensure quality standards are being met, develop the scope of work for each site, and report to senior management about the cost and progress of each project.
Job Details

• Contractor budget reviews for accuracy
• Document instructions to the general contractor
• Post occupancy deficiency management
• Knowledge of CCDC contract types
• Participate in General Contractor procurement process
• Good knowledge of local construction trades and consultants.
• Expert in tracking construction cost divisions, and cash allowances.
• Contractor Draws reviews
• Review all IFT (for completeness) and IFC (for changes) drawings
• Wood frame residential
• $20-$30M project size
• Consultant Drawing reviews for construction cost savings, conflicts and clashes
• Expert in construction process and materials for the following asset classes:
• Construction Schedule Analysis
• Construction Project Management SW
• Expert in liens and holdbacks
• Expert in substantial completion and occupancy process
• Record Shop Drawings, Samples, and Mock-ups
• Costs
• Low rise rental
• 50/50 site/office time
• Record all Contract Admin Documentation (CCO, CO, CD, RFIs, SIs)
• Keep ownerships up to date on project issues, budgets, schedules.
• Townhome
• Manage the Contractor. Negotiate as required.
• Schedule
• Contractor Schedule reviews for sequencing and durations

The successful candidate will bring 15+ years of experience with multi-family, wood-frame projects in the Greater Vancouver area, have effective communication skills, with the ability to quickly build rapport with different partner groups, and be highly effective at time management and organization. Experience with multi-family, wood-frame projects is required.
