Job Description

Reporting to the Construction Manager, the Retail Construction Project Manager undertakes the following RESPONSIBILITIES:


  • Create project estimates and schedules for approvals, working closely within the Property Team
  • Act as the subject matter expert, offering valuable guidance and expertise for informed project decision-making.
  • Monitor building permit process to ensure project timelines are met
  • Manage relationships and clear communication with all stakeholders - Retail Team, Design Team, Property Team, Merchandising and Accounting Team
  • Complete full project close-out documentation to ensure tenant allowances are received efficiently and quickly
  • Collaborate internally, including Shop Design, Retail and Opening Team, I.T. Department and all key departments
  • Perform full punch list prior to store handover, and ensure deficiencies are all complete prior to the retail team taking over the space
  • Ensure shop staff's comfort and informed engagement throughout the project process
  • Identify design concepts and intent, and clearly communicate and monitor expectations with contractors and vendors
  • Partner with Contractors & Designers to resolve issues and change management as they arise, and understand the impact of issues and decisions.
  • Manage projects throughout the life cycle, including design review, scheduling, budget control, project tender, logistics, purchasing and construction progress through completion, project close-out and warranty period
  • Manage on-site personnel through General Contractor forces
  • Work closely with contractors and consultants to ensure all jobs are completed to Scope, Budget, Schedule, Quality and on Brand
  • Coordinate post-open calls
  • Consider, assess, and prepare for possible risks & opportunities during projects
  • Follow up on project, assess and correct all warranty issues identified
  • Lead the project management and organization of retail shop fit outs, including quality, relevance and timeliness of new shop construction, refits and refreshes, and store maintenance of existing shop locations


You bring the following QUALIFICATIONS:


Required:


  • Strong problem-solving and conflict resolution skills
  • Ability to work independently in a collaborative and creative work environment
  • Proactive and self-motivated, with a sense of urgency in task execution
  • Proven leadership abilities and the capacity to motivate others
  • Ability to travel domestically and internationally (must hold a valid passport)
  • Strong analytical and problem-solving skills
  • Flexible and dedicated, willing to work additional hours when necessary, with a balanced approach to time off
  • Proficient understanding of lease terms and conditions as they pertain to the design and construction process in the retail industry
  • Demonstrated expertise in communication standards, protocols, and the application of AIA and CCDC contracts, as well as contract law within the retail construction industry
  • Excellent planning, organizational, and communication skills
  • 2-5 years of recent experience in managing contractors, vendors, and consultants
  • Proficiency in software such as MS Suite (Excel, Word, PowerPoint) and Tango Project Management
  • Ability to develop relationships and leverage business partners to achieve desired outcomes
  • 2-5 years of recent experience in retail construction and project management in Canada and the US or equivalent related experience (individual stores, shopping malls, etc.)
  • Openness to coaching and willingness to learn


Preferred:


  • Located in Vancouver, BC an asset
  • PMP and LEED certifications an asset
  • Knowledge or expertise with Site Folio, and Concur
