Job Description
Position Summary...The Design Manager is responsible for the development and management of store specific building design based on company proto-type and standards in collaboration with cross-functional partners. Accountable in managing architectural and other third party support consultants in the development of store specific construction drawings based on approved Real Estate. Expected to deliver plans within the project budget.
What You'll Do...
  • Manage store specific project design and associated timelines from pre-approval through GO. Ensure architectural consultants adhere to current protoytpe standards when developing building shells for all projects and collaborate with teams across Format Development ( Real Estate, Construction, Store Space and specialty departments and Licensee), for all new store expansions, takeovers and remodels.
2 Gather input from cross-functional teams (Risk Management, Food Safety, AP, ISD, Maintenance, Operations, ecommerce, Marketing etc.) as required, and ensure all projects incorporate current building prototype and standards. Ensure functionality by adapting store specific design to varying non-proto conditions. Resolve unique project specific design opportunities through information gathering and meetings with key stakeholders and coordinate design decisions with consultants and construction team. Throughout project lifecycle, review all potential change orders, coordinate with key stakeholders, obtain approvals and review impact of change to cost and schedule. Recommend solutions as required.
3 Perform store specific due diligence as required to determine project scope. Attend project scope trips with internal and external stakeholders. Create post scope report and distribute to all parties. Engage 3rd party consultants in order to produce building shell drawings to accurately reflect scope. Facilitate the project budget process working closely with construction and determine action items in preparation of presentations in Real Estate and Space. Engage and collaborate with 3rd party consultants in post-approval scopes and requirements, and provide direction accordingly. Responsible to identify building attributes that may impede merchandising or operations initiatives, including but not limited to architectural, structural, electrical and mechanical items.
4 Engage external consultants for each project and ensure design fees are reflective of project type. Manage design budget throughout project including reviewing and approving all design changes and associated fees. Ensure all contractual documents are issued to consultants in a timely manner. Review and approve all consultant invoices to ensure compliance with WMC standards. Responsible to review impact of change order to overall project cost and provide monthly status report for each project.
5 Review and approve all project specific working drawings, including exterior elevations, before releasing for permit applications and / tendering. Ensure drawings are aligned with approved scope and any agreed changes. Ensure drawings are easy to interpret and fully coordinated. Obtain all authorization and documents required for building permit submission and respond to/ negotiate with municipatlies through the process as required.
6 Review and provide feedback on all new design initiatives for code compliance and constructability. Responsible to document all design and construction opportunities throughout lifecyle of project and present back to the design team complete with recommendations for improvement. Perform ongoing industry standard retail design research and provide recommendations for improved design and process opportunities. Perform subject matter expertise duties as required to contribute to overall team development and continuous improvement (eg. Systems, contracts etc).
7 Actively participate in project status meetings, weekly risk and change meetings, QCR meetings with Landlords and Developers and any other as required to ensure quality and timelines of project delivery. Review and provide input and Landlord and Developer documentation.
8 Manage project timelines to agree upon schedule. Provide input on project specific schedules for working drawing development timelines and building permit timelines. Track completed tasks in Tririga
Qualifications
  • Minimum Years of Experience Required 6 - 8 years
  • Knowledge of construction principles and standards to assess cost and schedule impact of changes at different phases or stages of the construction process.
  • Familiar with lease terms and legal responsibilities as well as development cost sharing implications
  • Architectural Design or Civil Engineering Technology education with project management and building design technology background.
  • OAAAS (Ontario Association for Applied Architectural Sciences) or OACETT (Ontario Association of Certified Engineering Technicians and Technologists) or higher.
  • Interpret construction drawings and specifications.
  • Familiar with building code requirements, space planning and retail operations and practices.
  • Proficient in MS Office, MS Project, AutoCad and Revit & Adobe Suite. Tririga and SAP knowledge desirable.
  • Minimum Education Required Bachelor's Degree
