Job Description
Position Overview


The Assistant Project Manager is responsible for assisting with the oversight and administration of building projects from the design stage to permitting, construction, and handover to the Property Management department. The Assistant Project Manager may work on new commercial, industrial, hospitality, and multi-family residential construction, tenant improvements, and various maintenance and renovation projects.


The Assistant Project Manager must have a good understanding of overall construction processes, scheduling, and budgeting. Organization, communication, and time management skills are key abilities. The individual will work independently, as well as closely and cooperatively with Project Managers, and will report directly to the Construction Manager.


Job Responsibilities


  • Review and approve contractor invoices, progress claims, and holdback release as per Builders Lien Act;
  • Assist with tender packages for jobs with Project Managers;
  • Issue POs for Construction minor items;
  • Print and assemble drawing sets;
  • Ensure contractors complete non-work aspects of their contracts, such as warranty certificates, operation and maintenance information, and as-built drawings;
  • Break out the construction work into Trade Packages, write Trade Scopes of Work, and Tender and award contracts to qualified contractors;
  • Actively promote the Argus Properties Occupational Health and Safety Program and support the Site Superintendent’s job site implementation of the Program;
  • Prepare preliminary budgets and detailed cost estimates;
  • Set a good example for safety at all times;
  • Work with Site Superintendent to review drawings prepared by consultants for accuracy and completeness;
  • Coordinate the creation of the Fire and Life Safety Plan book and drawings with the fire and life safety consultant;
  • Assist the Construction Administrative Assistant to prepare the project Operation and Maintenance Manual;
  • Turn over the project(s) to the Property Management department at completion;
  • Coordinate final inspections and submittals in order to receive the Occupancy/Temporary Occupancy Permit for the project;
  • Other duties and responsibilities as assigned.
  • Control all changes in Contractor Work through the preparation and tracking of Contemplated Change Notices, Change Directives, and Change Orders;
  • Work with the Construction Manager or Project Managers, to develop a project concept and establish the key objectives for smaller projects;
  • Prepare the Project Master Schedule and update it as necessary with the Site Superintendent;
  • Assist with the tender and award contracts to building consultants;
  • Review Argus crew timecards to ensure Work is being assigned to the correct cost code in order to accurately track project costs,
  • Work with the Site Superintendent to ensure project budget and schedule objectives as achieved;
  • Project startup procedures including site temp power, site phones, trailers, washrooms, Notice of Projects, and assist in safety document preparation;
  • Ensure contracts are awarded in a timely fashion to maintain the Project Master Schedule;
  • Assist in maintaining project digital and hardcopy records;
  • Coordinate consultants to ensure the Owner’s objectives for the building design are met;
  • File set up;
  • Coordinate and respond to Requests for Information between trades and contractors;
  • Communicate the project objectives to the Site Superintendent and work with them to ensure those objectives are achieved;


Qualifications


  • Experience in budgets and estimating, creative drafting, and design;
  • 2+ years’ experience in a similar position;
  • Strong work ethic; able to work productively;
  • Proficient in Microsoft Office Windows (Outlook, Word, Excel), and Adobe Acrobat;
  • Diploma in related Engineering or construction discipline;
  • Experience with the project administration process from pre-project design to post-project;
  • Can work independently or as part of a team;
  • Ability to read and understand design drawings.
