Job Title:Assistant Director, Site Enhancement and Sustainability
Reports To:Vice President, Operations
Department:Operations
Responsibilities:
- Support the Operations team in participating in strategic planning and/or budgeting for properties;
- On a regular and ongoing basis, you will conduct site visits ensuring property standards are maintained, and identifying enhancements for potential implementation, in collaboration with the Property Management Team. This will include addressing the physical condition of the site, access/egress, curb appeal, signage, façade conditions, pylon sign condition, vacant unit condition, and overall site presentation.
- Lead specific functional areas in Capital Operations Spend;
- Support the Operations team with ongoing technical and financial analysis, tenant and industry data, capital spend, and financial modeling for enhancing value;
- Develop a procurement strategy to ensure the REIT is positioned properly to adjust to changes in snow removal practices, innovative landscaping choices, re-roofing practices, asphalt upgrades and waste solutions.
- Lead a team of 2 or 3 individuals responsibility for utility and ESG management, process improvements and BOMA management and assessment;
- Fill in for Property Managers in GTA when the Property Management team is short staffed.
- Support the Portfolio Management team with data and assessments with regard to Smart Centre’s properties;
- Working collaboratively with Portfolio Management, proactively develop and implement process improvements, technology enhancements and asset strategies for individual properties and the portfolio to maintain and enhance short and long-term value;
- Works closely with the leasing, Operations and I.T. teams to identify and understand trends which can be captured and distributed to the team to enhance portfolio value;
- Any reasonable and related work as assigned by the VP, Operations.
- Produce various standards and manuals to assist Property management in maintaining their sites to the level expected by SmartCentres, with emphasis on best proactive practices that enhance the customer experience and effectively manage spend.
- Build databases of important attributes relating to the SmartCentres Portfolio and competition (e.g. CAM Rates, Property Tax data, etc.);
Academic/Professional Requirements:
- Bachelor’s degree in Real Estate Development, Business Management, Engineering, Finance, Planning, or related Real Estate field.
Required Skills/Experience:
- Strong oral and written communication skills with the ability to effectively communicate across all levels / departments within the organization;
- Particularly strong technical, engineering, financial and analytical skills (able to review plans, assess site layouts, building quality and build proformas, understand NPV, IRR, ROI and other financial analyses)
- Strong presentation skills at department and Executive levels;
- A self starter with strong organizational skills and the ability to multi-task;
- Requires 5-7 years commercial real estate experience within Property Management, Development, Operations or Asset Management, along with a solid understanding of related functional areas such as leasing and legal;
