Opportunity Awaits at Altus Group!

The opportunity

As a result of accelerated growth, Altus is looking for a new Cost Consultant, Loan Monitoring. This is an exciting opportunity to be on-site for high-profile, complex construction projects from institutions such as schools and hospitals to mixed-use, office, and government buildings and corporate towers. You will act as the liaison between the construction company and the financial institution, building relationships with project personnel and physically navigating the site to prepare trusted, accurate and complete reports and cost forecasting until completion and repayment of the mortgage.

Who You Are

You are a Cost Consultant or Quantity Surveyor who understands structural, civil, financial, and business needs. You have direct experience working as part of a construction, contractor, or development group focused on loan and project monitoring. You may be looking for an exciting chance to work on a number of projects rather than allocated to one single long term site, or you may be seeking the chance to be part of a bigger company with a wider field of work. You thrive in the role of a bridge between client and service provider, requirements, and deliverables. You are level-headed and detail-oriented, striving to solve issues before they arise and make connections with your colleagues and clients to gain their trust. Or you may be working for a competitor, and you are seeking a step up or a move to a scaling company working on a broad range of massive projects in the public and private sectors.

What's In It For You

Our end-to-end estimating, valuation, data, and technology solutions offer an incredible value proposition to our clients. As a result, we are recognized as leaders and innovators in the industry, creating the cost guide for the construction industry in Canada and pulling information from an incomparable database of knowledge we've created.

Career growth at a cutting edge global practice. You will gain or grow expertise with ARGUS Estate Master and be supported in your pursuit of CIQS designation. As we continue to work with new builds and renovations in public, and private sectors, the opportunity to expand your reach and grow with us exists.

Collaborative culture. You will play a critical role in a diverse, collaborative team, sharing best practices. You will be part of an energetic group that builds deep-rooted connections, spending time together at summer socials, sports events, and even camping.

Exposure. You will be part of an organization that is client service oriented and recognized at the top of our industry. You will be on-site at multiple projects that range in scope and breadth, adding growth in employment and opportunity to communities. You will concurrently work on an exciting variety of construction projects, taking the lead to examine and verify progress from floor-to-floor, supported by analysts and technology, and working with leading experts in the industry to reaffirm or introduce ideas and possible solutions.

What You Will Do
  • Negotiate change orders with contractors in accordance to the terms of the agreed contract.
  • Perform reviews of all material financial project documentation implications.
  • Deliver pre-development services. You will establish the feasibility of the project and identify risks. You will:
  • Report, to the lender, on the overall progress of the project and anticipated completion dates.
  • Provide approvals on insured deposit advances, keeping the insurance lender up to date, and providing access to the funds.
  • Review construction contracts and other forms of commitments to minimize any risks of completion of the project.
  • Prepare and submit a preliminary report to the lender before any loan advances are issued to the borrower, confirming the borrower’s equity.
  • Review the development schedule and develop cash flow projections.
  • Track project budget, against cost-to-date and cost-to-complete.
  • Visit construction sites. You will review the contractor and subcontractor progress claims monthly. You will:
  • Process payment certification under construction contracts in compliance with the Provincial Lien Act.
  • Change management and quality assurance. You will review all aspects, applications, and details. You will:

  • Technology skills. You are highly proficient with Sharepoint and MS Office, including Project. Ideally, you may have exposure to ARGUS Estate Master.
  • Transparent communication style. You are an outstanding communicator who can clarify ambiguities and present information in a way that is structured and makes sense. You can relay delays and setbacks while managing expectations and retaining the client's confidence.
  • Appreciation for cross-team collaboration. You can influence without authority and roll up your sleeves as a critical member of a cross-functional team.
  • A results-oriented focus. You can anticipate, understand, and respond to the needs of clients, and you are driven to meet or exceed their expectations. You can innovate solutions to keep the project - and the business - moving forward.
  • Hands-on construction industry expertise. You have 3 years of experience in loan and project monitoring. You have a senior-level understanding of construction estimating, budgeting, planning, payment scheduling, and insurance for commercial development projects.
