Job Description

Job Title:Maintenance Technician

Reports To:Director, Residential Property Management

Department:Residential Operations


Position Summary

This position will be located within the Vaughan Metropolitan Centre at SmartLiving’s newest development, The Millway. This 460+ rental apartment community will feature rental suites that accommodate different lifestyles and budgets, host resort-quality amenities, and offer an elevated service experience through technology and lifestyle programming.

The Maintenance Technician will enjoy variety in their day and promote a positive image of the company. They will assume responsibility to deliver a customer service experience of a best-in-class rental property, providing elevated customer service and resident experiences. The Concierge is expected to be a team player and people person, working collectively to achieve common goals. The successful candidate will thrive in a fast-paced environment, be a self-starter, have an aptitude for personal growth and have a passion for providing elevated customer experiences.


Responsibilities:

  • Maintain unit and common area maintenance records
  • Ensure compliance with applicable legislation such as the Ontario Building Code, Ontario Fire Code, Canadian Standards Association, Technical Standards Association, and Electrical Safety Authority
  • Participate in special projects and responsible for the maintenance, enhancements, and/or improvements of the physical conditions of the property
  • Report to the Director, Residential Property Management regarding persistent maintenance problems
  • Monitor building automation systems
  • Initiate and recommend approval of a purchase order and/or work orders related to the purchase of supplies and services within prescribed property spending limits; ensure all work orders and related invoices are charged back to the appropriate suite
  • Ensure both the interior and exterior of the property are kept clean and orderly
  • Perform other duties as assigned, in accordance with property objectives
  • Be available for on-call response during evenings/weekends for emergencies
  • Regularly organize and prepare garbage and recycling for disposal
  • Participate in the tendering process for capital works by providing input on the condition of the buildings and systems based on inspections and contractor feedback, assist with the inspection of work, and provide feedback, as appropriate
  • Responsible to review work tasks and provide work order estimates for resident work
  • Perform minor electrical and plumbing work, drywall repairs, painting, carpentry, grounds maintenance, and other work as required
  • Respond in a prompt and effective manner to tenants’ requests for repair work in units
  • Monitor and purchase maintenance and cleaning supplies
  • Prepare units for turnover
  • In conjunction with the Director, Residential Property Management, conduct move-in, move-out, and annual unit inspections
  • Provide access to sub-contractors, as required


Required Skills/Experience:

  • Strong, team-oriented leadership skills with presence and a bias for action
  • Creative problem-solving skills, and conflict management
  • Knowledge of current Ontario health and safety practices and procedures, with a focus on equipment maintenance and lockout procedures
  • Ability to break down complex problems in a simplified way, conduct root cause analysis, and provide clear, well thought-out recommendations
  • Self-directed with ability to work autonomously and collaboratively and with a focus on results
  • Experience handling high-rise building mechanical room equipment operations, maintenance, and repairs
  • Experience in a green based Environmental Management Plan
  • Ability to communicate in an open and authentic manner in all situations
  • Minimum five (5) years’ experience in the field of building maintenance and/or construction including working with various building trades


Academic/Professional Requirements:

  • Post-secondary certificate in Building Maintenance, Architectural Technology, Engineering Technology, or a related discipline or equivalent approved combination of education and experience
