Summary
Reporting to the Assistant Facility Manager, the HVAC Technician ensures that all aspects of the facilities remain operable with principal duties to troubleshoot, repair, replace and install various Facility’s Architectural, HVAC and plumbing systems including but not limited to Boilers, Chillers, Compressors, Air Handling Units (AHUs), Energy Recovery Ventilators, Heat Wheels, Pumps, Plumbing Accessories, Doors and other Mechanical and Architectural components throughout the Facility including outdoor and indoor areas, patient rooms and treatment areas. The scope of the HVAC Technician also includes the performance of effective Preventive (PPM) and Predictive Maintenance (PdM) of all systems within the scope of responsibility. While working independently is essential with respect to this role, The HVAC Technician will be expected to work closely with a team of other Operators and skilled trades.
Description
General Duties
  • Replace equipment filters per industry standard requirements, including AHU filters;
  • Analyze the Facility’s as-built architectural, mechanical and plumbing drawings, O&M specifications, and instructions to facilitate the troubleshooting, repairs, replacement and installation of various components of the Architectural, HVAC, Plumbing and other relevant Mechanical Systems;
  • Maintain and repair facilities systems including domestic hot and cold water, sanitary and irrigation systems;
  • Perform routine maintenance to the mechanical and plumbing systems such as pumps, HVAC systems, boilers, chillers, heat exchangers, and other related equipment;
  • Good understanding of the building operations including but not limited to BAS (Building Automation System), HVAC, mechanical, electrical, plumbing, life safety, etc and ensuring that all equipment and systems are operated in a safe and efficient manner and are in compliance with all applicable Government Codes and Regulations;
  • Maintain and repair washroom fixtures;
  • Test and record all chemical treatment programs;
  • Conduct inspections and complete repairs as necessary on, all site architectural, mechanical and HVAC systems and related equipment including but not limited to water treatment, boilers, pumps, chillers, cooling towers, AHUs, heat exchangers, etc, on a frequency stipulated by the relevant industry standards/ manufacturer recommendations and complete appropriate record logs in order to ensure equipment is maintained in good working order;
  • Ensure that tools and PPEs are current with respect to expiration dates and are appropriate for the use case.
  • Respond to Emergencies such as leaks, and system component failures as required;
  • Undertake and record in the Engineer’s Log Books and Computerized Maintenance Management System the routine plant inspection of Boilers, Chillers, Compressors and other relevant Plant Systems;
Quality Management
  • Provide written estimates for mechanical works related to repairs and/ or new installation/ construction projects as required;
  • Complete simple sketch when required to convey approach to project execution;
  • Observe guidelines, rules and regulations with respect to health and safety and infection control protocols;
  • Maintains records and information pertinent to work assignments;
  • Research specifications, as-built drawings and O&M manuals to facilitate repairs and adjustments;
  • Meet with vendors as required with respect to the selection of parts and equipment.
  • Provide technical assistance and guidance as required to the Assistant Facility Manager;
  • Ensure diligence with respect to the use of lock out tag out procedures and ensure strict adherence to the associated policy;
  • Ensure PPMs (Planned Preventive Maintenance), PdMs (Predictive Maintenance) and Demand Events are addressed within the associated Response and Rectification timelines;
  • Ensure compliance with the Site’s policies, procedures, objectives, quality assurance and safety guidelines;
Expectations
  • Recommends and maintains inventories of spare parts to anticipate and minimize building systems downtime;
  • Represent Equans in a positive light through ethical behaviour and demonstrating professionalism;
  • Communicate with the central Help Desk as required;
  • Participates in educational programs and in-service trainings;
  • Works various scheduled shifts including day, nights and holidays to ensure 24-hour coverage of the Health Care Facility;
  • Completes assigned tasks and closes the work orders within the appropriate time;
  • Availability for certain amount of overtime and being on-call if necessary;
  • Adheres to the Occupational Health and safety acts and other applicable legislative requirements such as TSSA;
  • Attend meetings as required;
  • Provides verbal and written reports as requested;
  • Perform other duties consistent with the job classification as required or as assigned by the Assistant Facility Manager.
Requirements
  • Ability to read HVAC and Mechanical drawings;
  • Ability to work in confined spaces;
  • Must have working knowledge of TSSA regulations
  • Ability to pass all background checks and security screenings;
  • Computer literacy and MS Office computer skills;
  • Solid understanding of Boilers and HVAC equipment and systems;
  • High School Diploma or equivalent;
  • Is authorized to work in Canada;
  • Ability to work at heights; ladders, boom/scissor lifts and scaffolding;
  • Familiar with electronic hand-held devices (tablets, cellphones, etc.,);
  • Experience using Computerized Maintenance Management System (CMMS);
  • Minimum of a valid G2 Gasfitter Certificate;
  • Must attain and retain at all times, qualification for the operation of specified Mobile Elevating Work Platforms (MEWPs);
  • Must have at least 3 to 5 years of experience operating as a Gasfitter;
  • Ability to read, write and speak English fluently;
  • Familiarity with the Canadian Building Codes;
  • Must provide full immunization records including required vaccinations for COVID 19;
