Job Description
We are looking for a Building Mechanics Technician for the offices of our client located near the Lionel Groulx metro station.


The position is permanent, full-time.


You will be in charge of assisting your superior in the administrative, technical and budgetary management of the electromechanical and security systems of a housing stock.


You will have to perform various administrative tasks, plan, coordinate, have carried out preventive maintenance, upgrade, repair, improvement and modernization of existing or new systems, and ensure their supervision.


You will contribute to the management and maintenance in good working order of electromechanical and home safety equipment by ensuring that problems are resolved in compliance with service contracts and by providing excellent customer service (tenants, colleagues, peers, managers, suppliers, etc.).


Responsibilities


  • Identify, coordinate and participate as necessary in load testing of generator sets.
  • Consult the annual program and monitor the progress of major work on electromechanical and fire safety systems (file updated by Building Services) and transmit relevant information to the Director.
  • Investigate, analyze and follow up on unfounded fire alarms, issue recommendations and recover fines from the City of Montreal, suppliers or others responsible for triggering alarms.
  • Write and document, using photographs, reports of deficiencies, as well as files of problematic suppliers. Write written notices to inform tenants and the management team of work and inspection operations that may affect them.
  • Assist the director during tenders, in the preparation of quotes for preventive maintenance, repair and/or replacement service contracts and upgrading of electromechanical and security systems of the territory.
  • Assist and train maintenance and repair personnel in their tasks regarding the replacement of ventilation system filters, testing, weekly generator start-up reports, etc., as well as the installation of new electromechanical and safety systems.
  • Collaborate as necessary with Building Services in the planning/execution of major electromechanical and fire safety replacement works. Ensure that all relevant information from the territory is provided to allow the project team to establish the scope of work. Once completed, ensure support, compliance with warranties and integration of new systems into service contracts.
  • Make an inventory with suppliers of the various electromechanical and security systems in buildings.
  • Assist the Director, in the annual budget monitoring of the RAM by identifying the work required for the electromechanical systems of the sector, planning and listing the costs of said works.
  • Obtain credits for overcharged or erroneous amounts.
  • Work closely with the Director and administrative staff on the analysis and verification of electromechanical and security invoices, allocating invoices by accounting items and retaining problematic invoices after informing the supplier.
  • Obtain budget estimates for repairs, replacement and/or upgrading of electromechanical and safety systems following preventive inspections.
  • Coordinate monthly, biannual and annual preventive maintenance inspections of electromechanical and fire safety systems.
  • Provide an advisory role in the context of daily operations to the directors of housing (clients) of the territory (field visit, remote management, etc.), collaborate with internal teams to solve the problem and/ or identify the appropriate supplier.
  • Obtain and distribute annual inspection and maintenance certificates for electromechanical equipment (sprinklers, ventilation, fire alarm, generator, portable fire extinguishers, etc.).
  • Assist the Director in evaluating supplier performance.
  • Ensure the correction and follow-up of notices of non-compliance (SIM, RBQ, etc.) until their complete and final completion with government authorities.
  • Develop and write simple technical specifications, expert reports and make cost estimates for requests for quotations, requests for expertise to the Buildings Services and ensure follow-up.
  • Ensure the punctual monitoring and follow-up of the work in accordance with the deadlines, specifications, quality of the work and materials used in accordance with service contracts.
  • Update databases and equipment lists for service contracts.
  • Produce work orders for all types of work and inspections.
  • Disseminate information on these new systems to supervisor, administrative and operations management teams.
  • Coordinate interventions and support external professionals and suppliers during the realization of works, expertise or upgrades.


Profile sought


  • Excellent knowledge of electromechanical and fire safety systems found in a building, as well as standards, regulations and monitoring techniques related to the construction, renovation and preventive maintenance of these systems.
  • Ability to analyze and diagnose automated systems in operation.
  • Mastery of Excel, Word, Outlook.
  • Report writing skills.
  • Excellent ability to read plans and specifications.
  • Excellent knowledge of the management of public service contracts, as well as the administrative processes related to the management of such contracts.
  • Excellent knowledge and experience with natural gas heating systems and ventilation systems.
  • Good knowledge of the principles of automation and optimization of electromechanical systems of a building.
  • Good knowledge of spoken and written French and working knowledge of spoken and written English in order to exchange in these two languages and consult reference documents.
  • Strong customer service and interpersonal skills.
  • Knowledge and familiarity with fire safety systems, generators, elevators and automation of electromechanical equipment.
  • Ability to analyze daily problems, search for solutions and ability to evaluate the quality and relevance of work, costs and times of completion.


Another requirement: any employee holding this position is required to hold a valid driver's licence at all times and not to be subject to any suspension or driving prohibition.
