Job Description
Realstar is a leading residential property management company with over 160 properties across Canada. Our properties are clean, quiet and attract quality residents who will attest to our unique standards of service.
The Maintenance Technician assists in cleaning and ensuring the proper physical maintenance of the property, including the grounds . This position would require you to live on-site and work four weekdays each week, every second weekend and on-call some evenings. Please note, this role also includes daily cleaning responsibilities.
Customer Service Responsibilities
  • Foster an environment to encourage continuous staff development and a strong customer service attitude
  • Meet and interact with residents in a customer friendly and professional manner
  • Ensure resident issues and service requests are addressed within 24 hours (minor repairs and maintenance tasks)
  • Promote a neighbourly and community atmosphere
  • Understanding of annual budgets and operating and capital plans
  • Seek ways to exceed service expectations of residents
Fire Safety-Life Safety-Emergency Situation Responsibilities
  • Comply with regular fire safety and life safety standards including keeping fire, Riskcheck, maintenance and preventative maintenance logs up to date, as well as completing and holding fire drills
  • Internal and Exterior cleaning responsibilities
  • Extensive knowledge of emergency procedures including fire, flood, and mould and ensure staff has thorough understanding
Vacant Suites
  • Repair of minor maintenance items (i.e. light fixtures, vents, filters, plumbing fixtures)
  • Thorough cleaning of all appliances, floors, walls, windows, kitchen, washrooms, and balconies
  • Removal of garbage items and old/broken appliances
Property Maintenance Responsibilities
  • Thorough knowledge of all maintenance systems (pumps, emergency generators, HVAC, boilers, chillers, swimming pool, sprinklers, etc.)
  • Supervise service providers and contrators and oversee quality of work performed
  • Scheduling of contractors and staff for the turnover of vacant suites
  • Oversee contractors of fire and life safety systems to ensure required maintenance and repairs completed properly
  • Cleaning common areas of property (hallways, stairs, elevators) Minor maintenance repairs Preparing apartments for new residents Providing exceptional customer service to residents and potential residents Assisting with leasing suites
  • Coordination of month-end duties and responsibilities, including
  • Review, and where necessary, approve invoices for payment to contractors for services appropriately completed
  • Pre-inspection
  • Assist District Manager and construction manager with managing execution of the annual capital plan and identifying current or future physical issues for repair

Skills And Experience Required
  • Must be able to lift and push heavy objects, including garbage bins, furniture and appliances or perform snow removal duties, sometimes for extended periods of time
  • Ability to perform minor repairs and aptitude for mechanical systems
  • Excellent communication skills to deal with residents, colleagues and trades
  • Strong customer service
  • Background in residential property management or related business experience (skilled-trade, handyperson)
  • Management skills to coach, train, and motivate staff and develop a team environment
  • Demonstrated cleaning skills
  • Maintain a professional and presentable appearance at all times
